The “Spring Rush” used to feel like a fever dream. ☕️🚲
In 2024, it was all noise. In 2025, it was all waiting. But April 2026? It feels like a return to the basics. Charleston isn’t crashing—it’s just breathing again.
The Lowcountry “Normal” is a superpower:
    •    Inventory (4,489 active): For the first time in forever, you have the luxury of a second look. Choice is the ultimate leverage.
    •    The $465k Floor: Prices are steady, not skyrocketing. We’ve found the rhythm.
    •    Negotiation is Back: Inspections aren’t just a formality anymore; they’re a conversation.
    •    The Rate Trap: Everyone is staring at the Fed meeting on April 28. While the crowd waits for a headline to tell them what to do, the smart money is quietly making moves while the selection is at a 7-year high.
Wil’s Take: Real estate in the Holy City is becoming a craft again, not a sprint. If you’re looking for a home that actually fits your life—not just a winning bid—this is your window.
I’m out in the neighborhoods today, looking past the “For Sale” signs to find the real value. DMs are always open.

The “Spring Market” didn’t wait for the azaleas this year. 🌸📈
We just hit 310+ contracts in a single week—a level of activity we usually don’t see until late March. Charleston is officially moving.
The “Secret Season” Breakdown:
    •    Volume: Written sales are up 13% over last year.
    •    Value: Average price per square foot hit an all-time high of $310.
    •    Rates: Sitting in the low 6s. The “wait and see” crowd is starting to realize this is the new baseline.
    •    Inventory: We’re still 850 homes short of a balanced market.
📍 Wil’s Pro Tip: Headed to Second Sunday on King this weekend? 👟☀️ It’s the perfect time to scope out downtown while the streets are walkable. See a house you like? Snap a pic and DM it to me—I’ll send you the unvarnished truth on it before your coffee gets cold.
The window to negotiate with leverage is closing. If you want to beat the April crowd, my DMs are open.

real estate in the lowcountry is a long game. ☁️🛡️
as of this week, the sc safe home portal is officially back open for 2026. if you’ve been feeling the weight of rising insurance premiums, this is your quiet way out.
the state is offering up to $7,500 to help you “fortify” your home. it’s not about the aesthetics—it’s about the bones. we’re talking roof retrofits, secondary water barriers, and impact-rated windows that keep the storm (and the high premiums) outside.
the 2026 frontier strategy:
1    apply early: the portal just opened on feb 10. these funds are capped and they move fast.
2    fortify to save: once you finish the work, most insurers in sc are required to offer you a discount. it’s the ultimate “monthly nut” hack. 📉
3    primary only: this is for my neighbors living in their forever homes—owner-occupied, single-family only.
owning a home in charleston is a privilege, but protecting it is a strategy.
dm me “safe” and i’ll send you the direct portal link and the award estimator so you can see how much you’re eligible for. 🕊️⚓️

charleston is moving north, and point hope is the new frontier. 🌿🚲
for a long time, the lowcountry story was written on the peninsula and the islands. but the 2026 chapter belongs to wando. we’re watching a 9,000-acre legacy transform into the city’s first truly modern, master-planned community.
it’s not just about more “inventory.” it’s about a different kind of life.
why it’s the frontier:
• the waterline: a 5-mile loop of interconnected ponds and trails that actually lets you leave the car in the garage. 🌊
• the anchor: doolittle park is finally opening this spring—our first resident-only hub with two pools and enough pickleball courts to keep the weekend interesting. 🎾🏊‍♂️
• the opportunity: while the rest of the city feels “full,” point hope feels open. builders like pulte and toll brothers are still creating space here, often with rate incentives (hello, 3.99%) that feel like a time machine to 2021. 📉✨
the holy city’s boundaries are shifting. we’re trading the density of the past for the thoughtful design of the future.
if you’re looking for where the next ten years of charleston growth is happening, you’re looking at point hope. 🕊️⚓️

They say “the housing market is cooling,” but they aren’t talking about the Lowcountry. 🌴🏡
Nationally, the headlines are full of “The Great Reset,” with prices cooling in big metros. But here in Charleston? We’re still seeing steady growth. While the U.S. median home price is hovering around $440k, Charleston County just hit a median of $715k—up over 3% from last year. 📈
The Reality Check:
• National: Buyers are seeing more price drops and “sitting” listings.
• Charleston: Quality homes are still moving. If it’s turnkey and in a great school zone, it’s not sitting for long.
The 2026 market isn’t about a “crash”—it’s about a return to normalcy. We have more inventory than we did two years ago (5 months vs. 2 months), which means YOU have more room to breathe and negotiate, even in a market as desirable as ours.
Thinking of making a move in the Holy City? Don’t let national headlines scare you. Let’s look at the local data. ☕️

Is the “Spring Market” the best or a myth? 🌸🌬️
In Charleston, if you wait until the azaleas are in full bloom to start your search, you’ve already missed the best move.
We’ve just thawed out from a bomb cyclone, the Ravenel bridge is flowing again, and the serious players are quietly locking in homes while the rest of the city is still shaking off the frost. This is the Secret Season.
Why February is the real play in 2026:
    •    Negotiating Room: Sellers who listed in the winter are motivated. They’ve sat through the holidays and a freeze—they’re ready to talk.
    •    The Rate Reality: Rates have settled into the low 6s. The “wait and see” crowd is realizing this is the new baseline. When they flood the market in April, your leverage evaporates.
    •    The Selection: With over 4,700 homes currently active, you have a seat at the table that usually disappears by the time the tourists arrive.
📍 Wil’s Pro Tip: Planning to be at Second Sunday on King this weekend? (Feb 8th). 👟☀️ It’s the perfect day to scope out South of Broad or the French Quarter while the streets are walkable. If you see a house that catches your eye while you’re grabbing coffee, snap a pic and DM it to me. I’ll send you the ‘unvarnished’ truth on it before you finish your latte.
I’m out in the city today listening to the market’s heartbeat. If you want to know what’s hitting the list before the crowds arrive, my DMs are open.

Remember this? ❄️
It’s rare, but when the snow hits the Lowcountry, the rhythm changes. The pace drops. The Ravenel Bridge shuts down to protect us from falling ice, cutting the heartbeat between Downtown and Mt. Pleasant. The city we love takes a breath and, for a moment, just stalls.
With another “bomb cyclone” rolling in tonight, I’m thinking about how much can change in a year. Last year’s snow was a novelty; this year’s freeze is a stress test for your home.
In this 2026 market, buyers aren’t just looking for a “pretty house” anymore. They’re looking for a home that can handle the elements—homes with updated systems and owners who prepped for the freeze before the bridge closed.
A few thoughts while the city slows down:
    •    The market doesn’t freeze with the pipes. This is the best time to research and plan your spring move while the rest of the city is hunkered down.
    •    Protect the investment. Drip the faucets, cover the plants, and listen to your HVAC.
    •    I’m still listening. If being stuck inside has you dreaming of a different floor plan, my DMs are open.
Stay warm, Charleston. Let’s see what the morning brings. 🕊️

This kind of cold makes you slow down in Charleston 🧥❄️
When temperatures drop, comfort becomes everything — the warmth of a fire, a hot drink in your hands, and layering up just to step outside. It’s the little things that make a home (and a weekend) feel right.
Cold-weather comfort check:
• Light the fireplace (or turn the heat up guilt-free) 🔥
• Seal drafty windows & doors
• Change HVAC filters
• Reverse ceiling fans to push warm air down
• Let faucets drip to protect pipes 💧
• Base layers… even in Charleston ❄️
Stay warm this winter, y’all 🤍
If comfort matters in your next move, I’m always happy to help.

📊 Charleston Market Check — 2026
Not hype.
Not doom.
Just… real.
What the numbers are saying:
• Prices aren’t running anymore. They’re walking.
• More homes are popping up. Not a flood — just a trickle.
• The good ones still disappear fast.
• Buyers are thoughtful. Less FOMO. More intention.
Why this feels different:
• People are hanging onto those sweet low rates
• Builders are still catching their breath
• Rates dipped — just enough to get folks curious again
• Charleston keeps doing its thing (work, food, water, life)
The vibe:
Buyers get breathing room.
Sellers need a plan.
Everyone should slow down and be smart.

January.
Clean pages.
Old houses with good bones.
New year, same truth: the right home isn’t about timing the market—it’s about timing your life.
Whether 2026 brings a move, a renovation, or simply settling in a little deeper… no rush. I’m here when it makes sense.
