There has been much discussion lately in our area about rental scams. We wanted to share a few tips on how to avoid being scammed from the perspective of a local property management company.
1. Your first step is to check the West Virginia Secretary of State website to verify that the business even exists. Simply type the name of the company in the search bar and you will find out in seconds in a company is registered with the SOS. If they are not registered, run!

2. Does the company have a page? Does that page have years of history posting and actually responding to people? Does the Facebook list a phone number?

3. Does the company have a local phone number? Can you actually speak to a person?

Many people are turned off by application fees and find them to be suspicious. However, application fees are not a sign of a scam unless the amount is unreasonable. Application fees mean that the company is actually doing their due diligence to check the criminal and credit history of yourself and your neighbors. These fees should generally be in the $25-$40 range. An application fee of $100+ is probably a red flag.
