📣Everything you Should Know About the Down Payment Assistance Programs🏡

💲You might think you can’t get a loan if you don’t have a 20% down payment. The good news is there are options to secure a loan, including programs with lower down payment requirements and down payment assistance programs.
Not everyone will qualify for a down payment assistance program. But, here’s what you should know.

What is a Down Payment Assistance Program?

💲There are many down payment assistance programs you can consider. Some are run by the federal or state governments, local charities, and some lenders offer them as well. The program may be a grant, meaning you don’t have to pay the money back, or it could be a second mortgage that you pay back in the future. To qualify, most borrowers must prove they’re buying a home as their primary residence and promise to live in the home for a certain amount of time.

Who Qualifies?

💲The government and charitable organizations offer down payment assistance to borrowers in need. Typically, the programs are available to borrowers with income below 80% of the area’s average income, but each program differs, with some states offering help for families with income as much as 120% over the area’s median income.
Some lenders will determine your eligibility on your credit score and debt-to-income ratio. They typically reserve the down payment assistance funds for borrowers they know will qualify for a loan.

How Much can you Get?

💲Each down payment assistance program has a different amount of money it can fund. Some have a fixed amount, and when the funds are gone, they’re gone. Others have more funds available and base the assistance on your loan amount and financial need.

What if you Move?

💲If you get assistance from a fund that requires you to live in the home for a certain amount of time and you move early, you may have to pay the difference for the time you left early. If you stay in the home for the whole time, however, they will usually wipe the slate clean, meaning you don’t owe anything.

Questions to Ask

💲Before you accept down payment assistance, make sure you understand the terms. Must you pay it back? If so, on what terms? Is there a way to waive the payback requirement, such as if you live in the house for a certain amount of time?
Some programs are just grants. No one has to repay them, but they are harder to qualify for because they are based purely on need.

💲Don’t let a lack of down payment stop you from buying a home. If you’re short the down payment, check out your options in your local community, state, and charitable organizations. There are many opportunities to get funding to help you buy a home, even if it’s just enough for the minimum down payment.

Should you SELL or RENOVATE❓

Both moving and renovating can be stressful, costly, and time-consuming. Here are two things to consider regarding whether to sell or renovate:

🔸 Is it cheaper to renovate or move?
Renovations come with immediate, out-of-pocket expenses, whereas moving can put money in your pocket now but may cost you more down the line.
🔸 Is the timing right for you and your family?
Consider that moving translates into changing school districts, commute routes, and mortgage costs. Renovating your house, on the other hand, comes with immediate expenses, with the average home remodel costing $46,503. Would it make sense to take advantage of your equity and sell for extra cash?

If you are stuck between upgrading your home or moving on, be sure to ask yourself:
✔️ What are my desires?
✔️ Do I like my current location?
✔️ What is my budget?
✔️ Is it a good time to sell?
✔️ Am I able to move right now?

🌟Is the Shifting Market Bad for Buyers?

▪️For quite a while, we were in a seller’s market. All sellers had the upper hand; most sold their homes for more than they listed.

▪️Fast forward to today and that’s no longer the case.

▪️Home inventories have fallen and interest rates have skyrocketed. So is this good news or bad news for buyers?

🌟For now, it’s good for buyers – here’s why.

👉Less Demand

▪️First and foremost, there’s much less demand. This time last year you couldn’t wait more than a day or two to see a home once it was listed or it was under contract. Not only that, but it was under contract for much more than it was listed for and buyers were waiving appraisal contingencies.

▪️Today, that’s not the case. There are not as many buyers in the market because of the higher interest rates, so buyers have much more opportunity to look at more homes and bid what they want on a home, not what other buyers are pushing them to bid.

👉Reasonable Sellers

▪️The selling craze of last year made sellers go crazy. They weren’t accepting offers even a penny below their asking price, and most were holding out for the highest bid above their asking price.

▪️It makes sense why they’d do it, but it’s not fair to buyers who invest in these homes, spending more than the house may be worth in a few months.

▪️Today’s market has much more reasonable sellers willing to negotiate prices and allow you to pay a fair price for the home. You also don’t have to feel pressured to waive the appraisal contingency.

👉Tougher Affordability

▪️There is one aspect of the shifting market that can be a challenge for buyers: mortgage rates. They’re at the highest in decades, with recent rates hitting over 6%. This could price many buyers out of the market.

▪️The good news is you can shop around to get the most competitive rates, and you may even control your rate by perfecting your qualifying factors.

▪️Before you apply for a loan, check your credit score and fix any issues you find. Stabilize your income and make sure you have a decent down payment. Don’t show up with the bare minimum requirements. Instead, show lenders you are a good risk and are serious about buying a home in today’s market.

👉Final Thoughts

▪️The market is shifting, but that’s not always a bad thing. Buyers couldn’t continue paying overinflated prices for homes and not expect for the bubble to burst eventually.

▪️With things settling down, prices will decrease and buyers will have more options. Sellers may wait longer for their home to sell, but everything won’t feel like such a frenzy. Instead, it will feel like a more relaxed process where everyone can get what they want from the real estate transaction.

💡Buyers want to visualize your house being their house. De-cluttering and neutralizing your home makes it easier for potential buyers to imagine themselves living there. Be sure to remove any family photos and sentimental items.

💡Deep Clean and keep the house organized. Consider a professional cleaning. Be sure beds are made and fresh linens are put out. Make sure your home smells great, eliminating any odors. Smells can be a powerful thing. The cleaner your home is, the more inviting it will seem.

💡Push back those curtains and open the blinds. Take advantage of good natural lighting. Buyers love to see the natural lights that come from the outside of the house.

💡Remember First Impressions are always a big deal. So spruce up that front entry way. Add a seasonal wreath, a door mat, and plants. Have the house pressure washed as well as the driveway, any sidewalks, decks, and patios.

💡Landscaping and curb appeal. Be sure grass is cut, bushes are trimmed, and any flowerbeds are maintained and well kept. You can increase your homes value exponentially maintaining these things.

💡Get as many repairs done as you can, it’s a major selling point to be able to advertise with a very low or non-existent repair bill.

💡Clarify which items are not included in the property sale and which items will convey. You don’t want buyers assuming something comes with the home purchase and then later finding out that it doesn’t convey with the home.
