The news cycle wants you scared. The mortgage data says something else.

Stocks are choppy. The Middle East conflict is dominating the front page. The 30-year fixed climbed to 6.45% last week, the highest in a month. By every measure, this should be a moment where buyers freeze.

They aren’t.

The MBA’s Weekly Applications Survey came out yesterday. Purchase mortgage applications were 5% higher than the same week one year ago. The MBA’s own economist Joel Kan put it plainly: overall activity remains higher compared to last year’s pace.

The average purchase loan size just hit $467,300, a 36-year record. The buyers showing up right now aren’t tire-kickers. They’re committed move-up buyers making real purchases. The exact pool driving demand in Mount Pleasant, Daniel Island, and the rest of Charleston.

Here’s what I tell my clients: the noise is loud, but the data is what closes deals. Serious buyers don’t wait for a perfect news cycle. They focus on what’s zoned for what they need, what fits the five-year plan, and what has the bones to grow into.

If you’re waiting for the headlines to calm down before you start looking, you’re going to be waiting a long time.

🎃 After 22 years, Boone Hall is sunsetting Fright Nights for good.

The hayrides. The chainsaw clowns. The Wando drama kids cutting their teeth as scream actors every October. All of it, done. Boone Hall’s marketing director said it came down to keeping the events family-friendly across all ages, plus rising operational costs.

The pumpkin patch is still happening, six weekends through September and October, so Highway 17 won’t go fully dark this fall. Boone Hall says it will be “bigger and better than ever”. But if you grew up dragging a date through the Deadwood Hayride or hitting the funnel cake line after the Phobia maze, this one stings a little.

A quiet end to a loud, weird, wonderful Mount Pleasant tradition. 👻

Happy Cinco de Mayo from the only town where great Mexican food, world-class BBQ, and Lowcountry seafood all somehow live within five miles of each other.

I get asked about Mexican food in Charleston more than almost any other restaurant question. So here are the four spots I actually eat at. One has two locations in Mount Pleasant. Two are downtown. One started as a food truck in the Signarama parking lot in Mount Pleasant and now has a brick and mortar location downtown. All four would be on my list today and tonight.
