Day 2 at The Better Retreat in Las Vegas, and this morning's market update was worth sharing.

Mike Simonsen, Chief Economist at Compass and founder of Altos Research, walked us through the latest national housing data. A few numbers that stood out:

• Mortgage rates are back up to 7.42%
• 1.14 million homes are for sale nationally, more than this time last year
• 43% of listings have taken a price cut
• Pending sales are down 12.4% from 2025

The big takeaway: the market looks very different depending on where you live. Here in West Virginia, we still have fewer homes for sale than before the pandemic, unlike much of the South and West.
