MYTH: Curb appeal doesn’t matter anymore, especially in a hot market.⁣
TRUTH: Wrong! It does matter. NOW. In this market. ⁣

Here’s why: Homes with high curb appeal sell for an average of 7% more than similar houses with a “blah” exterior. If there are lots of homes on the market, that percentage DOUBLES to 14%.⁣

Bottom line: If you want top dollar for your home, mow the lawn, spread fresh mulch, plant some seasonal color, and power up the pressure washer. ⁣

Oh, and one more thing. If you’re worried about cash flow when you’re prepping your home to sell, you can breathe easy. According to the NAR, 100% of costs related to landscape maintenance and tree care make their way back to your pocket at the time of sale. ⁣

So you’re thinking about renting out your property on a site like Airbnb or VRBO, and you’d like an insider’s perspective on the pros and cons? I got you!⁣

PROS:⁣
+ Flexibility. Rent it out when you want to. Enjoy it yourself when you don’t.⁣
+ High rental income; often even more than if you were to rent it monthly. Consider: One week vacation = $2000. One month rent? Also $2000. (See what I mean?)⁣
+ Numerous tax breaks and deductions⁣

CONS:⁣
- Inconsistent income, especially in the offseason⁣
