Most buyers think negotiation happens once. When they write the offer.

It doesn’t. There are at least half a dozen moments between offer and closing where a buyer has real leverage and most of them go completely unused because nobody explained they existed.

First-time home buyers hear a lot of advice. From family, from social media, from coworkers who bought a decade ago. Most of it is outdated or just flat out wrong for today’s market.
New construction might seem easier because there’s no bidding war. But builder contracts are designed to protect the builder. They control the timeline, the lender, the upgrades, the entire process. Walking in without a real estate agent to represent you is one of the most common and costly mistakes first-time buyers make.
And skipping the inspection because the home is brand new? Inspectors find problems in new builds all the time. HVAC systems installed incorrectly. Plumbing not fully connected. Foundation cracks before anyone’s even moved in. New doesn’t mean flawless. Get the inspection.
Another thing no one tells you: getting pre-approved with one lender doesn’t lock you in. Shop around. Compare rates and fees from at least three lenders before you commit. The difference could save you tens of thousands over the life of your loan.

Thinking a fixer-upper is the affordable option? With renovation costs in 2026, that $30K project turns into $60K faster than you expect. Buy something livable now and improve it over time.
And just because a lender approves you for a certain amount doesn’t mean you should spend it. The approval number is the ceiling, not the goal. Your actual budget should be based on a monthly payment you can maintain without stress.
The biggest mistake first-time buyers make isn’t about money. It’s thinking they have to figure everything out alone before reaching out. That’s what a good realtor is here for.
