The Charleston market is still moving! Even now, plenty of homes are seeing multiple offers, which means when you find your dream home, you want to ensure that your offer to stand out.📝🏡

If you’re house hunting in the Charleston area, here are five things that can make your offer the one a seller says yes to.

1. Put down a healthy earnest money deposit. This is the money that shows the seller you’re serious about your offer. One percent of the purchase price is typical, but if you’re really committed, consider putting down closer to three percent.

2. Another option is to Shorten your inspection period. A tighter timeline tells the seller you’re ready to move and far less likely to back out. You still get your inspection period, you’re just showing you’ll make decisions quickly.

3. Consider waiving certain contingencies. This one takes some strategy, so let’s talk it through together. As an example, if you waive the appraisal contingency and the home appraises below your offer, you’d need to cover that gap in cash. It can make your offer stronger, but you want to go in knowing exactly what you’re agreeing to.

4. Offer a quick close. Unless something specific is holding things up, a lot of sellers love closing in 30 days or less. Offering something like a 21 day close can be the little edge that puts you ahead.

5. Lead with your best offer. In a multiple offer situation, a low first offer often doesn’t even get a second look. Come in strong from the start and let the seller see you’re someone they want to work with.

The #1 thing to look for in a Charleston real estate agent has nothing to do with years on a license.
What you really want to know is how it feels to work with someone, and whether they're the right fit for the move you're about to make. A number on a bio will never tell you that.

What matters so much more is finding someone who is genuinely invested in your outcome. An agent who takes the time to understand what you're trying to accomplish, communicates clearly at every step, and brings real strategy to every decision the two of you make together.
Pay attention to how someone makes you feel in that very first conversation. It will tell you more than any stat sheet ever could.

First-time homebuyers, this one’s for you. 👇

You’ve been watching interest rates, waiting for the “right time,” and honestly? I get it. But here’s what I’ve learned working with buyers right here in Charleston — waiting for the perfect rate often means watching the perfect home being sold to someone else who didn’t wait.

Rates are sitting around 6.65% right now but that’s not the number I want you to focus on.

Here’s what I tell every single one of them: stop chasing the rate. Start looking at the full picture.
The only way to actually know where you stand is to talk to a local lender, run your numbers, and understand what your monthly payment, cash to close, and buying power look like right now.

A 1% rate difference can shrink your buying power more than most people realize and although you can’t go back in time and and buy a house at last year’s price. You CAN refinance when rates do eventually drop.

Here’s the part nobody talks about enough: higher rates create opportunity for buyers. When rates go up, demand slows. Homes sit longer. Sellers get flexible. That’s when a good agent gets to work and that’s exactly what I do.👏🏽

I’m negotiating seller concessions, closing cost assistance, repair addendums, and better terms every day for my clients. The gap between what sellers want and what buyers are willing to pay right now? That’s leverage and I use it for my clients every chance I get!

And if you’re open to new construction? Many of Charleston’s new construction builders are offering below market interest rates through their preferred lenders right now. We’re talking rates that can be a full point or more lower than what you’d see on a resale home. That’s a significant difference in your monthly payment and it’s one of the biggest advantages I walk my buyers through.

On top of that, a lot of lenders are offering rate buydowns where the seller, builder, or even the lender covers the cost to temporarily or permanently lower your rate. A 2-1 buydown, for example, can drop your rate by 2% in year one and 1% in year two, giving you breathing room while you settle in. These tools exist and most buyers have no idea they’re even on the table.

Take a look at how much home values have changed over the last 10 years:
📍 Downtown Charleston: $534,750 → $1,548,500
📍 West Ashley: $245,950 → $569,000
📍 Mount Pleasant: $393,500 → $880,000
📍 Johns Island: $264,134 → $645,000
📍 Moncks Corner: $188,450 → $370,000

For comparison, the national median home price has grown from around $233,800 to $414,000 over the same period strong growth, but Charleston has outpaced much of the country in many key neighborhoods. Data sourced from the Charleston MLS, and platforms like Redfin and Zillow consistently show what many homeowners here already know: Charleston real estate has been a powerful wealth-building tool.
