Cerrtain things when paired together may leave you scratching your head: a snowplow parked outside a Folly Beach surf shop, a thirty-year-old 100-point Cabernet paired with an Oscar Mayer wiener, a yodeling trio at Spoleto, and... finally, a log cabin in historic Summerville.

Yet the more I think about the latter, the log house that is, the more I'm intrigued by the home, the location, and the possibilities.

Tucked away on more than a half-acre wooded lot just minutes from downtown Summerville, this three-bedroom log home feels as though it was plucked from the mountains of North Carolina and gently dropped into the Lowcountry. Vaulted ceilings, warm wood in every direction, a loft overlooking the main living area, and enough rustic charm to make you start pricing flannel shirts online.

And then there's the bonus space: a separate two-bedroom carriage house above the detached garage that's perfect for guests, family, a home office, or rental income.

At $685,000, this one is your mountain retreat nestled into a charming, historic, southern town.

Which, now that I think about it, belongs on the same list as a golden retriever working airport security, a vegan opening a Texas barbecue joint, and a diehard Clemson fan voluntarily moving to Columbia.

Some things just shouldn't work--until they do.

I'm a complete hypocrite.

Every day I entice you with interesting homes around Charleston, yet a few years ago my wife and I faced the same decision many of you wrestle with today:

Find your dream home... or make improvements and make peace with where you are.

After a lot of discussion, we chose Door No. 2.

Little by little we've been turning our 1960s brick ranch into a place we genuinely love. The latest project, after just painting our natural brick a slate blue, is the front yard, anchored by our magnificent live oak that's probably witnessed more Charleston history than I ever will.

The first two photos show the "before." The last two show the controlled chaos currently underway as we prepare for a complete landscape makeover this week.

If the results are half as good as they look in my head, I'll happily share the architect's and the landscaping company's information when they're done--and a few "after" pics.

I've always believed the best house isn't necessarily the most expensive one, the biggest one, or even the one with the prettiest photos. It's the one you're excited to come home to--both for the home itself and for the ones who await your return.

However, if you can't get there through renovations, landscaping, or a little imagination--or you just want to be in Charleston--give me a call and I'll help you find it.

I don't know why, but whenever I hear the words private island, I immediately picture a James Bond villain, a sultry spy named Ursula, and someone ordering a martini with entirely too much confidence.

But perhaps it's time we retire those stereotypes.

Because there happens to be a 461-acre private island sitting right here in our own backyard.

Welcome to Rose Island in Okatie, SC.

No volcano lair. No secret underground laboratory. No sharks with laser beams attached to their heads.

Just 461 acres of maritime forest and marshland, a deepwater dock, a pool, a barn, a 3-bedroom home, and enough privacy to make your AT&T cell phone wonder if you switched to Verizon.

While the existing set-up is special, I can't help but imagine the next owner creating the kind of island-worthy home that becomes part of the family's vocabulary for generations.

"Are we doing Christmas at the island this year?"

"No, Thanksgiving is at the island. Christmas is at Aunt Susan's."

And when your friends start talking about life on South of Broad, Kiawah, or Sullivan's Island, simply nod politely and mention that you've been spending a little time on your private 461-acre island.

That should pretty much end the conversation--not that anyone is keeping tabs.

I've featured thousands of homes over the years, but this may be the first one with its own oxbow.

Welcome to the 30-acre "Swamp Castle" in Branchville.

Built and continually tinkered with by a local glass artist, the property includes hand-blown glass throughout the home, a glass studio, trails through the woods, a private sandbar on the Edisto River, a treehouse, excellent fishing, and enough character to fill a novel.

Some people dream of a golf course view.

Others dream of a place so wonderfully odd and unique that it couldn't possibly belong to anyone else.

This one is for the second group.

3 beds | 2 baths | 2,200 sq ft on 30 acres

I am so tempted to get the legendary Swedish pop group ABBA out of retirement, bring them to the backyard of 1870 Rugby Ln. in West Ashley, invite all 11,000 of you over for the concert, and have them open with "Take a Chance on Me."

Because that's really what today's listing is all about.

Not taking a chance on me. Taking a chance on this largely original 1964 home sitting on an almost impossibly large .76-acre lot in Sandhurst.

Sure, it needs updating. But if you've ever dreamed of putting your own stamp on a home rather than paying a premium for someone else's design choices, this is your opportunity.

The bones are here. The lot is here. The pool is here. The towering trees are here.

All that's missing is your vision.

And to sweeten the deal, the sellers just knocked $24,000 off the price.

You can put it toward renovations, landscaping, or helping me lure ABBA out of retirement.

Your money. Your call.

"House, yurt, bus, camper, camper."

Sounds like something you'd yell after spending three days at Bonnaroo. Or perhaps an answer to the latest cognitive test administered to POTUS.

But no, it's actually a thriving short-term rental business on 7.7 acres in beautiful, rural Hollywood, SC.

This baby generates roughly $80,000 a year in gross income and comes with a collection of accommodations that are anything but ordinary. Whether your guests prefer a converted school bus, two cozy campers, a yurt beneath the trees, or a more traditional cottage stay, they've got options.

Let Elon Musk chase Mars and a trillion dollars. Let Sullivan's Island worry about its fourteen homes currently listed north of $6 million.

You've got something different here: land, peace and quiet, multiple income streams, and enough character to fill a small village.

Plus, you own a yurt, which remains one of the most satisfying words in the English language to say out loud.

Yurt.

See? I told you.

I've always had a soft spot for sequels.

Not all of them, mind you. For every Godfather Part II, there's a sequel that leaves you wondering if everyone involved lost a bet.

Thankfully, The Summer of Good Values continues its winning streak.

Yesterday brought us Welcome to West Ashley. Today, we're previewing Perfection in Park Circle for a delightful 3 bed | 3 bath fully-renovated 1950s home that's proof you don't need 5,000 square feet and a seven-figure price tag to make people fall in love.

The trailer awaits in the link below.

Enjoy the next installment of The Summer of Good Values and reach out for your own private screening in Park Circle.

This West Ashley home is the real estate equivalent of a $7 dive bar cheeseburger that's somehow better than the $22 one downtown. Or a $99 direct flight to one of your favorite spots, and the peanuts are fresh and you get the whole can of Diet Coke.

You get the picture. You don't ask too many questions. You simply smile, and appreciate a rare bargain when you find it.

That's exactly how I feel about 1550 N. Avalon Circle.

Built in 2024 and backing to an expansive marsh view, this 4 bed | 2.5 bath home packs an awful lot into a $769,000 price tag. The kitchen is beautiful, the primary bath looks like it belongs in a much more expensive home, and the covered porch may become your favorite room in the house.

Need space for your toys, hobbies, workshop, or future Porsche collection? The enormous garage underneath has you covered.

Could you spend another $200,000 or $300,000? Absolutely.

But every now and then a home comes along that leaves you wondering why it isn't more expensive.

This just might be one of them.

There are certain things in life you want to dislike on principle.

The supermodel who's also brilliant and has a heart of gold. The golden retriever who's never had a bad day. The neighbor with the immaculate lawn who somehow isn't smug about it. The couple still holding hands after forty years who aren't faking it.

They're just too perfect.

And then, against your better judgment, you spend a little time with them and discover they're every bit as wonderful as advertised.

That's how I felt when I first saw 336 Coinbow Dr. in Hobcaw Point.

It's almost too perfect.

I expected a beautiful house. What I didn't expect was warmth, personality, and a home that feels genuinely connected to its surroundings. The indoor spaces draw your eyes outside, and the outdoor spaces remind you why people dream about living in Charleston in the first place.

In other words, this isn't just a 4,900-square-foot showpiece sitting on a pristine acre of land.

It's the supermodel who still waves to the neighbors and invites them over for a tall glass of iced tea.

The photos do a far better job than I can, so I'll step aside and let them take it from here. Full details and listing information are in the comments.
