𝐅𝐀𝐂𝐓𝐒:
• There are 5 million more 35 year olds in the millennial generation who are prime house buying age than there were in 2007.

• There are 128 million households operating right now that need a house. This is compared to only 116 million households in 2007. That is 12 million more households!

• In 2007, we had 2.1 million new housing starts. In 2022, we will have 1.4 million new housing starts.

• We have 50% as many houses for sale right now than we had in 2007. Inventory is at half! So the number of buyers would have to go down so drastically before house market prices start to go down.

𝐍𝐀𝐓𝐈𝐎𝐍𝐀𝐋 𝐀𝐕𝐄𝐑𝐀𝐆𝐄𝐒:
Home prices increased 32% in 2020, 18% in 2021, 7% in 2022 and 5% is expected in 2023.

𝐒𝐄𝐋𝐋𝐄𝐑𝐒 will see a slight slowing of the market but prices are not predicted to crash.

𝐁𝐔𝐘𝐄𝐑𝐒 will see prices go up every year, but not like the increases we’ve seen over the past two years. Prices right now will be the cheapest you’ll likely see on a house nationally.

Charleston County’s median sale price reached $605,000 in May! Along with the rise in median sale price, we also saw a 7.7% decrease in active listings. Despite rising mortgage rates, this is still a bargain compared to interest rates from the 1970s to early 2000s when we look at historical data from Freddie Mac. Don’t fall into the trap of waiting to buy and with hopes that mortgage rates will drop. The Charleston real estate market is hot, and one of the best ways to fight inflation is to work with a realtor to invest in real estate.
