If the house backs up to a pond, don't lead with the kitchen.

1292 Wisteria Wall Drive in Seaside Farms, Mount Pleasant. We opened with the view from the back steps, then the front, then the rooms that face the water, and a drone shot so buyers see the whole setting before they ever drive over.

Rhea and I met Kim Meyer when we were agents on the same team in Charleston, almost twenty years ago. We photographed a lot of her listings back then, plenty of them in Mount Pleasant, and she's been a family friend for a long time.

Kim is still selling Charleston, now with Kim Meyer Properties at Smith Spencer Real Estate. In September she listed The Cove, a new build in Old Edwards Reserve at Lake Keowee, and our Upstate team got to shoot it. Seven bedrooms, European white oak floors, three levels of porches and decks, and a covered dock down at the water.

She's the only agent we've worked with in both Charleston and the Upstate. Good to be working together again, Kim Meyer.

Kim Hungerford Meyer listed The Cove in Old Edwards Reserve on Lake Keowee, and our Upstate team got to shoot it. Seven bedrooms, white oak floors, three levels of porches out back, and a covered dock that made it hard to leave. The last photo is my favorite.

Houses like this are tricky to photograph. The live oaks are the whole appeal, and they also hide the house from most angles. Charlie found the angles, the twilight carries the front of the house, and the drone shows buyers where it sits on the island.

Greater Greenville MLS ended August with 6,512 homes for sale, up 8.5% from last August. That’s a lot of listings for a buyer to sort through.

I’d start with the photo that makes this particular home worth a closer look. Sometimes that’s the kitchen, the porch or the backyard.

Then back it up with photos, video and aerials that tell the same story.

A mountain view makes a great opening photo. Buyers still need to understand the house.

How does it sit on the land? What’s the approach like? How do the rooms connect? Those are the questions I’d answer with the rest of the photos and aerials.

Transylvania County homes averaged 115 days on market until sale in August, compared with 63 last August. That’s a countywide figure from 51 closed sales, so any one home may have a different story.

Charleston agents, don’t let the first week be the week you’re still adding photos.

Across Charleston Trident MLS, homes averaged 51 days from listing to accepted offer in August. Last August, it was 48.

My take? Have the photos, video and any aerials ready together. Choose the strongest cover shot before the listing goes live. Give buyers the whole picture from day one.
