📍 Charleston County Market Snapshot | April 2026 🏡

Charleston real estate is still moving, but every area is telling a different story 👀

✨ Sullivan’s Island topped luxury pricing at $4.25M
🌊 Isle of Palms stayed strong at $2.1M+
🏠 James Island and West Ashley moved quickly with some of the lowest days on market
📍 Mount Pleasant (South of the Connector) led in closings this month
🌿 Johns Island continues to be one of the areas I’m watching most closely as inventory and demand continue to shift

Showed up, waited it out… and the skies had other plans 🌧️✈️

No Blue Angels yesterday, but honestly didn’t hate the trade—Charleston needed the rain, and it still felt like one of those good “be out there anyway” kind of days 🇺🇸

Grateful we caught some of the practice runs, we’ll try again next time.

If you’ve been wondering what’s really happening out there… here’s the quick read 👇
✨ Inventory is still tight in many areas
✨ List-to-sold ratios are holding strong (buyers are still competing)
✨ Days on market vary quite a bit depending on location
A few standouts:
• Mount Pleasant + Johns Island continue to lead in activity
• Isle of Palms + Sullivan’s Island holding strong at luxury price points 🌊
• Folly Beach seeing longer days on market (84 days) → more opportunity for buyers 👀

Charleston County February market snapshot is in 👀
And the headline? It’s not one market—it’s a bunch of micro markets right now.
Homes are still selling strong 💪
(List-to-sold ratios hanging in the mid-90s 📊)
But days on market? All over the place…
23 days on James Island ⏱️ vs. 119 on Folly 🌊
Luxury spots like Kiawah & Isle of Palms are holding their ground 🏝️
While areas like Johns Island and Mount Pleasant are giving buyers a little more room to breathe 🌿
So what does that mean for you?
