Mount Pleasant Real Estate Market Update — Week of September 7–14

Here's what's happening in our local market this week:

🏘️ 418 active listings across all of Mount Pleasant (condos, townhomes, single family homes)

📝 38 properties went under contract this week — about 9.1% of everything on the market

Price range on what went pending:

Lowest: 1 bed / 1 bath condo at Park West — $282,000
Highest: 3 bed / 2 bath home in Shemwood — $2,800,000

⏱️ Days on market: One home went under contract in just 1 day! On the other end, a home in Grassy Creek took 327 days — it had been listed since last October before finally finding a buyer. Average across all 38 was about 44 days.

💰 47% of the homes that went under contract (18 of 38) had a price reduction beforehand — pricing your home right from the start continues to make a real difference.

Mount Pleasant Real Estate: This Week's Market Snapshot

Two homes went under contract the same day they were listed this week. At the same time, the $2.5M+ segment is sitting at roughly 5.6 months of supply — solidly balanced-to-buyer's-market territory. Same town, two very different markets depending on price point.

Here's the full picture:

Active Inventory: 426 listings across all of Mount Pleasant (condos, townhomes, single family)

Under Contract This Week: 30 properties moved to Pending or Active Contingent — about 7.0% of active inventory

Price Range on Contracts:
→ Lowest: 1508 Basildon Road (Park West), 1bd/1ba condo — $298,500
→ Highest: 2678 Egrets Landing Court (Brickyard Plantation), 5bd/5.5ba — $3,750,000

Days on Market:
→ Fastest: 0 days (Rice Planters Drive; Bountiful Bend #7)
→ Slowest: 112 days (3438 Attley Street, Hamlin Plantation)
→ Average: ~40 days

Price Adjustments: 47% of homes that went under contract (14 of 30) had a price reduction first

Luxury Segment ($2.5M+): 63 active listings against 135 closed sales over the trailing 12 months — about 5.6 months of supply, notably slower than the broader market's sub-7% weekly contract rate.

Hot take.

But it’s true. Check your online eyeballs for your listing. First week or 2 look great. How do the views compare if you’ve been on a month, maybe 2 months?!

Well they typically don’t go up.

Some agents take the home off and pop back on to make it look new and confuse the consumer. It works for a short time.

Some agents rearrange photos, drop or raise the price $100 every week or so(as if that makes heads turn)

Some just think the photos from early Spring look just as good in a Summer Season( not as green and shows the age of listing!)

✅ Average Sales Price: Up 10.4%! Even with rising inventory and fluctuating interest rates, Charleston remains a top destination.

⏳ Days on Market: Averaging 40 days—a bit longer than the past couple of years but still quicker than pre-pandemic norms.

📊 Inventory: Months of supply increased by 40%, now at 2.8 months. We're moving toward a balanced market, not a reason to worry.

💼 Contracts & Sales: Contracts written were up 2.5%, but closed sales only rose 1.1% due to challenges like due diligence periods, rising insurance premiums, and interest rate fluctuations.

Looking ahead to 2025:

Expect continued inventory growth and a more balanced market.
Prices may rise more steadily, not as quickly as in 2024.
Interest rates will likely remain a wildcard but could stabilize.

One of my favorite memories of this place has to do with my Dad, Dunleavey’s and the Polar Bear Plunge.

I think it’s important to have a go-to spot in town. This is one of my most cherished spots since 2004

From countless St. Patty’s days celebrations to their involvement with the iconic Polar Bear Plunge, Dunleavy’s Pub has special place in my heart.

The Polar Bear Plunge in 2022 was the last day I got to spend with my dad in full health. He loved tis event so much. In fact he egged me on to did because he did it before I did.

For those who don’t know the polar bear plunge is one of the biggest donation days for the Special Olympics and now it’s something I get to do with my family, along with several other families.

January 1 - come join me and my family along with countless others and kick your year off in one of the most memorable ways possible.
