📊 2025 MLS Market Snapshot

The market stayed surprisingly steady last year. Total transactions finished up 1.4% compared to 2024, with just over 16,000 sales in both years — a quiet win given rates and affordability challenges.

🏘️ Some areas saw strong gains in activity, while others cooled off, reinforcing how local this market really is.

📆 December stood out:
• Sales were up 6.2% vs December 2024
• Up 21.7% vs November — a big jump as buyers stepped back in

💰 Prices continued to rise, just at a slower pace:
• Overall median price: $440k (+2.7%)
• Single-family homes: $473k (+4.1%)

⏳ Inventory remains tight:
• 2.8 months of supply overall
• Most areas are still firmly in a seller’s market

Bottom line: not a boom year, but a resilient one. Well-priced homes still move, over-priced homes sit, and local knowledge matters more than ever.
