SEPTEMBER EVENTS & MARKET UPDATE
September is here! Hopefully we may see a little cooler weather soon. The Charleston Farmers Market is in Marion Square downtown each Saturday through the summer. The Mt P Farmers Market is open every Tuesday until October. There is a Sunday Brunch Farmers Market each Sunday at the Pour House on James Island. Dock Street Theatre will be performing The Sound of Music during the month of September. The MOJA Arts Festival runs for a couple of weeks starting on Sept 25.

Charleston real estate sales were about the same so far in 2025 as 2024. Mortgage rates have moved back to the 7% level. The Fed has just indicated that they may be looking at a quarter point rate cut in the near future. Perhaps even a couple by end of year. Year to date, we are up 0.7% in transactions versus the same 2024 period. Median sales price is still strong with a 2.7% increase versus the same 2024 period. Median sales price for the area is now at $442k.
Meanwhile, the Charleston economy is booming. The City of Charleston will invest $3.3M in for two new rec centers. West Ashley center will feature indoor pool, playground, and courts. Johns Island will get first city-operated rec facility. Construction on both projects set to begin in summer 2026. The SC Department of Transportation broke ground on a $825M I-95 widening and improvement project in the Lowcountry. In partnership with the GA Department of Transportation, the project is intended to accommodate growth in the Lowcountry through improved interchanges and bridges. The project will also include a new bridge over the Savannah River. For the ninth year, the Charleston Literary Festival has announced its 10-day event with more than 50 featured authors, including an appearance from Reese Witherspoon. From Nov 7-16, the festival will hold more than 45 events including walking tours, a Great Gatsby party and dining events. Camp Hall Commerce Park in Moncks Corner has claimed the title as the top industrial park in the nation by Business Facilities Magazine. In the most recent economic impact study, Camp Hall contributed $3.8B to SC and $3.4B to the Charleston tri-county region. According to the study, the industrial park is expected to generate $7.9B for the state and $7.3B for the region once fully developed in 2035. Century Aluminum Company plans to restart production of more than 50k metric tons of product in its Mount Holly smelter, investing $50M in the effort. The investment will create 100 new jobs and boost its domestic production by 10%. MUSC named SC’s top hospital for 11th year in a row. It’s ranked in top 13% nationally by US News & World Report. Charles River Laboratories International, a global biotechnology research and development company, is expanding its operations in Charleston County, investing $13M into a microbial solutions facility.
