573 Meeting includes 70 affordable apartments for those at or below 60% AMI and 19 shelter units for women and families. The building also includes One80 Place offices on the ground floor and a mini-mart that will be stocked with supplies for residents.

While one building, the development included 2 capital stacks with affordable housing funding including 4% LIHTC, County ARPA funds, and City of Charleston bond referendum; One80 Place fundraising and the Climb Fund for the Shelter component.

In addition to the much needed permanent and temporary housing, residents will also have access to a fitness center, business center and support services.

A big thanks to our tour guides - Dylan Towe and Bryanna Dering and Chris Baxa

After the tour, the group enjoyed a networking happy hour on the nearby Moxy rooftop.

Join us for a special tour of 573 Meeting Street on May 6!

This transformative project - a collaboration of One80 Place, The Michaels Organization and Spandrel Development Partners, has transformed a vacant lot in downtown Charleston into much-needed permanent, affordable housing exclusively serving unhoused individuals and families.

The six-story, mixed-use development will include permanent homes for 70 formerly unhoused individuals, as well as a new family shelter for 65 women and parents with their children.

Join us for a tour with members of the development team including Choate Construction and LS3P. We’ll wrap up the evening with a networking happy hour on the rooftop bar at the nearby Moxy hotel.

Young Leaders - don’t miss these upcoming events around the state!

We’ll start with an evening exchange at the Lowcountry Land Trust’s Lowcountry Center for Conservation on April 29. LLT’s new headquarters, adjacent to the new Old Towne Creek County Park, the center will serve as the focal point for its core mission of land conservation by providing a dedicated collaboration space for conservation and community partners, and to house its education and outreach initiatives.

Then on May 6 we’re in the Upstate for an update from the Greenville Downtown Airport and a social hour.

And we’ll gather for the 3rd Annual YLG Statewide Summit in North Charleston on June 25. Highlights will include a Park Circle walking tour, an update from the City of North Charleston over lunch at Momo, ending the day at the Navy Yard. Join us and connect with emerging real estate and land use professionals from across South Carolina! Thanks to our Summit sponsors - Presenting Sponsor and Contributing Sponsor

Yesterday's Upstate Development Series session welcomed members and friends to the Home Builders Association of Greenville for a candid discussion on residential development in the Upstate—one of the fastest‑growing housing markets in the country.

The esteemed panel shared perspectives from across the industry. Much gratitude to our speakers:
• Taylor Lyles – CEO, Home Builders Association of Greenville (our moderator)
• Patrick McNair – President, Veranda Homes
• Andrew Nelson – Division President, Stanley Martin Homes
• Kerri Paulino – Division President, Meritage Homes
• Sam Tedde – VP Land Acquisition, Stanley Martin Homes

These leaders shared insights on the realities of building challenges in this market — from rising costs and shifting demand to regulatory hurdles and the growing challenge of housing attainability. All combined, creative solutions — from public‑private partnerships to alternative housing types — as well as potential reforms in the regulatory process may become essential moving forward.

Thank you K. Michael Short Jr and Michael Roth of TMC Development for sponsoring and HBA Greenville for hosting us!

Mark your calendars for May 20, as we continue our Upstate Development Series with a focus on Infrastructure and Utilities.
