🔍 Proposal #1: Old Village Building Area Ratio Expands to More Areas
The Planning Commission has recommended applying the Old Village Historic District Building Ratios to the entire area south of Coleman Boulevard from Shem Creek to the Intercoastal Waterway.
In the Old Village Historic District, there is a limit on the building area ratio, which is 50% of the lot size, provided that the lot coverage does not exceed 40%.
Additionally, there are other provisions for calculating that ratio:
• Minimum Home Size: You’re allowed at least 2,500 sq. ft. (if you don’t exceed the 40% lot coverage).
• Garages + Accessory Units Count toward your total BAR unless it is open space beneath a home that is required to meet flood plain regulations and is at least 8 feet.
• Porch Mandate: At least 10% of your allowed building area must be porches.
NOTE: This porch mandate may be the hardest to achieve since many of the homes in the expanded area have limited current porches, and adding porch space would create homes out of character with the existing residential architecture.
I'm just crazy why would they send it out after it already started I don't know it just **** me off I just was posting Facebook and I looked at the times unless it's it says August the 4th not Samara oh today said August the 4th is it yeah and it says meeting at 12:30 PM about the proposed trying to not let you build more 2500 on a house on a on a lot
❓What is Building Area Ratio?
Imagine a 5,000 square foot lot:
BAR: A Building Area Ratio of 50% means you can build a total of 2,500 square feet of floor space. This could be a single-story building covering the entire lot, or a two or three-story building with a smaller footprint. For Mount Pleasant consideration, per their current ordinance, at least 10% of the BAR must be porches.
Lot Coverage: A lot coverage requirement of 40% means that no more than 2,000 square feet of the lot can be covered by buildings and impervious surfaces.
đź§± Proposal #2: Lower Heights for Detached Structures
The Planning Commission has recommended changing the height of both accessory structures and accessory dwelling units in areas of Mount Pleasant. This comes after Mount Pleasant recently updated their zoning code to provide more height allowances to encourage Accessory Dwelling Units to allow more homeowners to provide workforce housing options that is desperately needed.
The proposal would limit detached accessory structures and accessory dwellings to have a maximum height to 20 feet with a ten-foot rear and side setback for the Old Village Historic District, with remainder of the town allowing a maximum of 25 feet height for an accessory dwelling unit or accessory structure with any portion over 18 feet required to have a 10 ft setback, with a maximum of 850 square feet and no more than 40% of the principal structure.
