Happy Mother’s Day to the woman who has loved me, prayed for me, put up with me, and somehow still claims me. 💕

Momma, you are the heart of our family and one of the biggest blessings in my life. You have shown me what unconditional love, strength, faith, patience, and grace look like… and Lord knows I gave you plenty of opportunities to practice all of those. 😅

I’m so thankful for the time we spend together, the Starbucks runs, the long phone conversations, the memories we’ve made, the laughs we’ve shared, and the love you always pour into all of us. I don’t take for granted the gift of having you here, and I’m so grateful for every hug, every conversation, every “Momma” moment, and every picture we get to take together.

Happy Mother’s Day, Mom. I love you more than words can say. 💕

My top spring tip for sellers: don’t make buyers do mental math. When buyers walk through a home, they are already comparing it to everything else they have seen.

If they start thinking: Okay, if we redo the kitchen… replace the floors… update the bathrooms… They are not adding value. They are subtracting it.

Spring buyers move quickly. The homes that get the strongest response are the ones where the price and the condition make sense immediately. If buyers have to calculate the value, they usually just move on to the next one. 🏡

Here is what I tell my clients. Before you spend money getting ready to sell, ask one simple thing: Will a buyer notice this in the first five minutes?

The upgrades that usually move value are the ones that change how a home feels right away:
• clean, bright paint and lighting
• a kitchen that feels simple and functional
• decluttered, open living spaces
• fresh curb appeal when buyers pull up

Most buyers do not expect perfection. They are looking for a home that feels well cared for and easy to step into. The goal is not to renovate everything — it is to focus on the changes that help buyers immediately say, this one feels right.
