Most people track median price or days on market to understand real estate trends, but those numbers can be misleading. The stat that actually reveals the true health of a market is Months of Inventory (MOI).
MOI shows how long it would take to sell all current listings at the current pace of sales. It’s the cleanest measure of supply vs. demand:
Under 4 months: Seller’s market
4–6 months: Balanced
6+ months: Buyer’s market
Even when inventory rises, MOI tells you whether the market is truly loosening or still tight.
Take James Island right now:
MOI: 3.9 months → technically still a mild seller’s market
Homes average 103 days on market
Inventory is rising year-over-year
That puts James Island in a balanced-but-softening position. Prices are steady, well‑priced homes still move, but buyers have a little more breathing room than they did a year ago.
