NAI Charleston is pleased to announce the $18 million sale of approximately 2.44 acres, prominently located near the intersection of Huger Street and Morrison Drive on Charleston’s Upper Peninsula. Jack Owens, CCIM of NAI Charleston represented the International Longshoremen’s Association, Local 1422-A and the International Longshoremen’s Pension and Welfare Trust in the sale to the City of Charleston. The transaction closed on August 31, 2026.

The City acquired the property as part of Project 3500, Mayor William Cogswell’s initiative to deliver 3,500 new affordable and attainable homes throughout Charleston by 2032. Plans for the site call for approximately 190 mixed-use, mixed-income homes.

“It was an honor to work closely with the International Longshoremen’s Association, Local 1422-A and the International Longshoremen’s Pension and Welfare Trust on this significant transaction,” said Owens. “The Sellers were pleased to work with the City of Charleston and contribute to its vision for Project 3500. The Mayor’s Office and City staff were organized, professional and focused throughout the process, helping bring the property to a successful closing.”

Located on the rapidly evolving Upper Peninsula, the property offers proximity to major employment centers and public transit and sits near significant public and private investments, including the Lowline, Lowcountry Rapid Transit corridor and ongoing drainage and stormwater improvements. The City plans to advance design and entitlement work for the property before partnering with the private sector to deliver the mixed-income community. The acquisition represents an important step forward for Project 3500 while creating an opportunity to transform a strategically located Upper Peninsula site in support of Charleston’s long-term housing goals.

Jane DO Expands to Second Charleston Location in South Windemere Center

NAI Charleston is pleased to announce the lease of approximately 1,504 square feet of retail space at South Windermere Center, 70 Folly Road in Charleston, South Carolina, to Jane DO Charleston, a boutique fitness studio offering step, sculpt, trampoline and dance classes.

GiGi Gilden and David E. Grubbs of NAI Charleston represented the tenant, Jane DO Charleston, in the transaction. Mark Mizell of Birchin Lane Realty represented the landlord, South Windermere Associates, a Limited Partnership.

Located on the second floor of South Windermere Center, the new studio will mark Jane DO’s second Charleston-area location, expanding the fitness concept’s presence in the market. Upfit of the space is currently underway, with an opening date to be announced.

Hampden Clothing Relocates Distribution Center to 2039 Meeting Street Road

NAI Charleston is pleased to announce that Hampden Clothing Co., Charleston’s internationally recognized luxury fashion retailer, has leased a ±6,867 SF stand-alone flex building at 2039 Meeting Street Road for its new distribution and fulfillment center. The property will accommodate Hampden’s distribution operations and supporting office space as the company relocates at the end of 2026.
