NAI Charleston Represents Red Metals in Securing North Charleston Manufacturing Facility

NAI Charleston is pleased to announce that it represented Red Metals, Inc. in securing a ±42,261 SF industrial facility situated on ±6.41 AC at 4500 Leeds Avenue in North Charleston, South Carolina.

The property, zoned Heavy Industrial, will serve as the company's first manufacturing facility as Red Metals launches its mission to reshape the domestic copper supply chain through innovative copper refining and manufacturing technology. Red Metals recently announced $10 million in seed funding and plans to invest approximately $70 million in its Charleston operations. The company has developed a novel copper refining process designed to reshore the manufacturing of finished copper products to the United States, supporting critical industries including electrical infrastructure, data centers, advanced manufacturing, and defense.

NAI Charleston brokers Dexter Rumsey and Whit Jones represented Red Metals in the transaction. The property ownership was represented by Alex Whittemore and Jon-Michael Brock of Colliers.

Red Metals' North Charleston facility is expected to create at least 45 jobs during its initial phase of operations. The company plans to manufacture high-conductivity copper rod, a key component used in wire production, magnet wire, and other electrical applications.

Class A Self-Storage Facility Coming to W. Coleman Blvd in Mt Pleasant

NAI Charleston is pleased to announce the successful sale of an approximately 1.48-acre fully entitled development parcel located at Peach Orchard Plaza along W. Coleman Boulevard in Mount Pleasant, South Carolina, for $5,000,000.

NAI Charleston brokers Jack Owens and Ryan Smith represented the Seller in the transaction, while Zack Lord represented the Buyer, DXD SS F2 Land, LLC, an affiliate of DXD Capital.

The transaction involved the conveyance of an approximately 1.48-acre parcel created through a newly established Horizontal Property Regime (HPR) on the larger 2.03-acre parent tract. The HPR structure subdivided the property into a self-storage development parcel and a residual parcel, while also providing appurtenant easements and five off-site parking spaces conveyed to the storage component.

DXD Capital acquired the fully entitled infill site for the ground-up development of a four-story, 125,404 gross square foot Class A self-storage facility along one of Mount Pleasant’s primary commercial corridors. The Seller delivered the property fully entitled with permits in hand, allowing for an expedited development timeline.

Approved architectural plans prepared by McMillan Pazdan Smith Architecture and civil/site engineering plans by Seamon Whiteside & Associates were assigned to the Buyer at closing.

1235 BEN SAWYER BLVD CHANGES HANDS IN INVESTMENT SALE

NAI Charleston is pleased to announce the successful sale of 1235 Ben Sawyer Boulevard in Mount Pleasant, South Carolina, for $1,675,000.

This ±3,942 SF building on ±0.48 AC is currently leased to Automotive Excellence, a long-standing automotive service and repair business that has operated in Mount Pleasant for many years. The transaction closed at a 5.5% cap rate on in-place income.

Trad Dyches of NAI Charleston represented the seller, T & L Investments, LLC, in the investment sale. The buyer, Low Country Investment Partners, LLC, was represented by Troy Barber of King & Society.

The buyer acquired the property as part of a 1031 exchange strategy, attracted by the asset’s stable cash flow and future redevelopment potential upon lease expiration.
