Buyers interview the inspector before you hire. All inspectors are different, many are well versed in home building and issues. Some have no background more than the mimimum 90 hr.s of class. Price of an inspection does not indicate their experience or their concern for your best interest.

Home inspection’s are not to kill the deal nor is it to sell the deal. A home inspection is to inform the party paying for the inspection of the condition of the home component’s. Some sellers have inspection’s to know ahead of time what they want to fix or disclose. I prefer this method so they can price accordingly. Nothing worse than after coming down to your lowest possible level price only to find out you need a new furnace or a roof in order to make the sell.
Often home inspectors are blamed for a deal falling through, when in fact they have saved themselves, the realtor, the buyer and the seller from a law suite down the road.
My advice is to remember honesty is the best policy

Just a quick note I see so many electrical issues in home that once were wired correctly then some one added a circuit that had no idea what they were doing, creating a fire or safety hazard. Please do not do Electrical work on your home if you are not a trained electrician. YOU ARE risking your life and the life of your loved ones trying to save very little money. You may get something to work but have caused a underlying issue. Also note that fires are investigated and if it is found you were at fault your home owners insurance may not pay.
