In this market, it absolutely matters who you work with.

This week alone brought multiple-offer situations, over-asking-price contracts, and several properties under contract within 24 hours. But none of that happens by accident.

Pricing strategy matters. Presentation matters. Negotiation matters. Marketing matters. And experience matters even more.

Anyone can put a sign in the yard. Not everyone knows how to position a property to create urgency, attract the right buyers, and navigate high-pressure negotiations while protecting their client’s best interests.

The reality is this:
The right strategy can mean the difference between sitting on the market… or creating demand the moment a property launches.

Charleston is not a one-size-fits-all market. Luxury, historic, waterfront, downtown, islands, and beach properties all move differently — and knowing how to position each one correctly is critical.

A designation class does not make someone an expert in historic homes.

Whatever you do when buying a historic property — whether it’s in Charleston, Savannah, New Orleans, Boston, or anywhere else in the world — do not hire an agent who is not deeply experienced in historic homes.

And no… taking a class and getting a designation does not suddenly make someone a historic home expert.

Historic properties are completely different animals.

You need someone who understands old construction, foundations, moisture, drainage, lime mortar, historic materials, wood rot, crawl spaces, preservation concerns, insurance issues, flood considerations, renovation realities, and how these homes actually function over decades and centuries.

A newer home mindset can create enormous problems in a historic transaction.

I’ve seen buyers panic over things that are completely normal in a 150-year-old home… and I’ve seen agents miss major issues because they simply didn’t know what they were looking at.

Historic homes require a different level of knowledge, strategy, and expectations.

The inspections are different.
The contractors are different.
The insurance conversations are different.
The maintenance expectations are different.
The negotiations are different.

And honestly? It also makes the transaction smoother for the agent on the other side when everyone involved actually understands these properties.

An experienced historic home advisor knows the difference between character and catastrophe.

That distinction can save buyers enormous amounts of money, stress, and regret.

Historic homes can be magical. But they are not for amateurs.

And neither is representing them.
