A major garage leak at one of our properties in Charlestown led to the discovery of severe deterioration beneath the rear staircase.

The old metal stair system had extensive rust and corrosion, while the waterproofing underneath had completely broken down over time allowing water to enter the garage below.

Working with , the project includes:

✔️ New waterproofing system
✔️ Replacement of the deteriorated metal stairs
✔️ Upgraded composite stair materials for long-term durability
✔️ Addressing the source of the leak before more costly damage occurred

We’re currently in progress on an exterior masonry repair at one of our managed properties. Over time, sections of the façade had deteriorated, requiring targeted removal, rebuilding, and waterproofing to restore both structural integrity and long-term performance.

This project includes:
• Removal of damaged masonry along the building corner
• Installation of new weather barrier systems
• Rebuilding brickwork to match existing façade
• Sealing and protection to prevent future water intrusion

These types of repairs are critical—not just for appearance, but for protecting the building envelope and avoiding more costly issues down the line.

Always a great reminder: proactive maintenance > reactive repairs.

We recently identified a vertical section of cracking and spalling brick along the corner of one of our buildings, extending the full height of the structure. This condition posed a safety concern for both residents and pedestrians, making it a top priority for our team.

Over the past several weeks, we’ve been working closely with our engineering partners at GRLA and the team at Time Building Restoration to develop a solution that addresses the issue in the most effective and cost-conscious way.

Work began last week, and demolition of the damaged area is currently underway, with completion expected next week. Once demolition is complete, the engineering team will assess the backup wall to confirm it is in suitable condition before moving forward with reconstruction.

We’ve been dealing with ice dams across our properties over the last two weeks 🧊🏠

Ice dams form when heat escapes a building, melting snow that refreezes at the roof edge trapping water and increasing the risk of interior leaks and damage.

Over the past two weeks, our team has been actively:

❄️ Coordinating ice dam removal
❄️ Responding to time-sensitive conditions to limit damage
