Here's a fun one North Carolina!

ᴅᴏᴡɴ ᴘᴀʏᴍᴇɴᴛ - all monies paid by buyer during the early stages of the home purchase. Includes the lender's required down payment(if applicable), earnest money deposit, and due diligence fee.

ᴇᴀʀɴᴇꜱᴛ ᴍᴏɴᴇʏ ᴅᴇᴘᴏꜱɪᴛ - A "good faith" deposit made by the buyer and sent to the escrow agent(or attorney) upon offer acceptance. 𝐑𝐞𝐟𝐮𝐧𝐝𝐚𝐛𝐥𝐞 if the buyer terminates the contract during the due diligence period. 𝐍𝐨𝐧-𝐫𝐞𝐟𝐮𝐧𝐝𝐚𝐛𝐥𝐞 if the buyer breaches the contract after the due diligence period. Can also be used towards liquidated damages, if needed.

ᴅᴜᴇ ᴅɪʟɪɢᴇɴᴄᴇ ꜰᴇᴇ - Fee paid to and sent directly to the seller upon offer acceptance. Grants the buyer unlimited right to fully investigate the property conditions and allowed uses. 𝐍𝐨𝐧-𝐫𝐞𝐟𝐮𝐧𝐝𝐚𝐛𝐥𝐞 unless material breach by seller or damage/destruction of property prior to closing.

ᴅᴜᴇ ᴅɪʟɪɢᴇɴᴄᴇ ᴘᴇʀɪᴏᴅ - Combined with the due diligence fee, this is the period of time that the buyer needs to conduct all inspections, investigations, and discover allowed uses for the property. This is also the buyer's window to terminate the purchase contract, for any or no reason, by 5pm on the last day of the time period.

In NC, the buyer's historically elect an attorney(settlement agent)who will conduct the closing. The closing meeting resolves two issues: (1) were the promises made in the sales contract fulfilled? (2) loan finalized, disbursement of funds, documents reviewed/signed, funds due from purchaser/seller collected?

A closing disclosure is required in most residential mortgage loans and will detail cash accounting of a real estate transaction - this is where you will find your total closing costs.
