Relocating from out of state is a big move. Buying your first home at the same time? That adds a whole other layer. 🏡❤️

🏡 From out of state to HOME in Matthews, NC! 🔑

This one was such a special closing.

My buyers were relocating from out of state and purchasing their very first home — which meant they weren't simply searching for a house. They were learning a new area, navigating an unfamiliar real estate market, and going through the home-buying process for the first time.

That's a lot of big decisions happening at once.

We spent time narrowing down the communities and homes that fit what they were looking for, and once we found the right one in Matthews, NC, we worked through the offer, negotiations, inspections, due diligence and every step leading to closing day.

Another set of keys officially handed over! 🔑

On Tuesday, my buyers closed on their new home here in Fort Mill, South Carolina, and I couldn't be happier for them.

🏡 UNDER CONTRACT | INDIAN LAND, SC 🎉

Some home searches happen quickly. Others are a journey—and this one has been more than a year in the making. ❤️

I first started working with these buyers last year as they began planning their retirement move from New York to the Carolinas. For months, we stayed connected through weekly property searches, conversations about communities and different areas, and several trips south to explore homes in person.

This summer, they finally sold their New York home, which meant it was officially time to find their home here. 🙌

They came back to town this week ready to search, and we spent days touring homes and communities together, narrowing down what felt right—not just for the house itself, but for the lifestyle they’ve been looking forward to in retirement.

And then we found it. ❤️

One of the biggest misconceptions I'm hearing right now is:

"I'm waiting until mortgage rates drop."

I completely understand why.

But here's the reality...

Most major housing economists aren't forecasting dramatic rate decreases over the next year. Instead, expectations are for rates to remain in the low-to-mid 6% range.

The good news?

Mortgage rates aren't the only way to improve affordability.

Many buyers are successfully purchasing homes today by using strategies like:
