So here's the one thing I wish every first-time buyer knew before they start scrolling listings at midnight: your pre-approval number and your comfortable number are not the same thing.

The bank will tell you what you CAN spend. My job is helping you figure out what you actually WANT to spend once you factor in the life you're building around that payment — not just the house you're buying into.

There's a moment in every buyer search — a hallway, a kitchen, a weird little reading nook — where I watch someone's shoulders drop and I just know. That's "the one."
