Our ERA Live Moore Q2 2026 Market Report for Charlotte and the surrounding region has just been released, and it points to a market moving on fundamentals rather than urgency. Median sales price ticked up slightly to $407,000 while average sales price gained 2.2%, and inventory expanded 5.6% to more than 13,000 homes, giving buyers wider selection than they have had in years.
Closed sales remained nearly the same as last year, and homes are taking a bit longer to sell across the region, evidence that both buyers and sellers are moving with more deliberation. Mecklenburg County led the region on price with a 3.3% increase, while Union and Lancaster Counties saw the strongest gains in sales volume, reflecting demand shifting toward value outside the urban core. Sellers who price realistically and present their homes well continue to close in under two months at close to full asking price.
