I showed a house yesterday and the SECOND we walked in… 🚬😩

Old cigarette smoke. And I mean it hit you at the door.

Seller PSA: If you smoke inside your home, it can absolutely affect your home sale.

That odor gets into the carpet, walls, ceilings, HVAC system, curtains—EVERYTHING. And buyers notice it immediately.

Now instead of thinking:
🏡 “I love this house!”

They’re thinking:
💰 “How much is it going to cost me to get this smell out?”

And THAT can affect how they view your home, what they’re willing to offer—or whether they make an offer at all.

If you’re thinking about selling, stop smoking inside before you list and talk to your Realtor about odor remediation BEFORE the first buyer walks through the door.

Because you only get one first impression. 👀

🏡 True Homes Construction Update
Not every step of building a home is glamorous, but every detail matters! After mildew growth was identified on several roof trusses, the affected areas were sprayed and treated. Some discoloration may remain on the wood, but we’ve been assured that the mildew is no longer active.
We appreciate receiving these photos and an update documenting the work. Another concern addressed and another step forward in our home-building journey! 🔨✨

Quiet doesn’t mean I stop advocating.
After a week of little communication and a repair request submitted Monday, we negotiated right up to the due-diligence deadline—securing an additional $18,000 in seller credits for my clients, on top of the $10,000 negotiated in the original offer.
That’s $28,000 in seller credits working toward my clients’ goals.
