Not every renovation adds value.

In fact, some upgrades can actually make your home harder to sell or reduce your return on investment.

Here are 6 renovations that can weirdly decrease your home’s value:

❌ Converting a bedroom into a giant closet or home gym
Buyers usually value bedrooms more than specialty spaces.

❌ Removing a bathtub
Families with young kids often see at least one tub as a must-have.

❌ Overly personalized finishes
Bold tile, unusual colors, and ultra-specific design choices can limit buyer appeal.

❌ DIY projects that look DIY
Uneven tile, sloppy paint lines, and amateur craftsmanship can raise red flags.

❌ Turning the garage into living space
Many buyers would rather have protected parking and storage.

❌ Installing luxury upgrades in a non-luxury neighborhood

Buyers use tiny flaws to justify lower offers…
so before we list, I make sellers fix the small stuff most buyers notice immediately.

Because buyers aren’t touring your home like guests.
They’re looking for reasons to negotiate.

Matching lightbulbs.
Dirty grout lines.
Scuffed paint.
Loose cabinet handles.
Overstuffed closets.
Strong odors.

Even simple things like a neutral scent can make a home feel cleaner, newer, and better cared for.
