You don't need an agent to sell your home!

It's true. You don't! You can totally sell your home by owner.

But, before you do... Ask yourself these questions:

1. Do you know how to write a contract?
2. Do you have the budget for photography and marketing?
3. Do you know the market value of your home?
4. Do you have a third party to negotiate on your behalf or will you be doing it directly with the buyer?
5. Are you prepared to leave work for showings and arrange these on your own?
6. Do you know how to prepare your home to sell for top market value?
7. Do you know to qualify a potential buyer?
8. Are you prepared for the process after an agreement has been reached?

I've seen a ton of homeowners leave money on the table by selling without an agent. Agents sell homes for around 26% MORE than FSBO -- completely covering those agent commissions that so many well-intentioned sellers try to avoid.

Customizing a home to your tastes is one of the best things about home ownership, but before swinging that sledgehammer there are a few things you should know to make sure you get max ROI. Check out a few Insights from the NAR’s 2022 Remodeling Impact Report:

Top 5 interior reno projects for max ROI:
- Hardwood floor refinish: 147%
- New wood flooring: 118%
- Insulation upgrade: 100%
- Finish basement area: 86%
- Closet reno: 83%

Further down on the list?
- Bathroom reno: 71%
- Kitchen upgrade: 67%

Top 5 exterior reno projects for max ROI:
- Replace roof: 100%
- Garage door replacement: 100%
- Upgrade to fiber cement siding: 86%
- Vinyl siding replacement: 82%
- Vinyl windows: 67%

In case you didn’t know, today’s housing market is nothing like it was in 2008. What happened then was caused by cheap debt, shady lending practices, and financial acrobatics that ended with too many borrowers in mortgages they couldn’t afford.

Step back from 2008, and you see that home prices have appreciated in 4 of the last 6 recessions. They only fell twice—slightly in the early 90s (1.9%) and almost 20% in 2008.

My point is this: Not every recession is a housing crisis. So if you’re looking to buy, sell, invest, or flip, here's what to do: silence the naysayers, look at the stats, and find an agent who can help you make on-time and informed decisions in 2022.

Wondering what the housing market is going to do this summer? Here's what experts are predicting:

→ All signs point to interest rates growing further in 2022, with the Fed planning hikes after each of its remaining 2022 meetings.

→ Inventory is likely to peak in late summer or early fall. About 64% of prospective home sellers plan to list their properties by the end of August.

If you’ve got your heart set on buying, my advice is this: Don’t give up now, get paperwork ready, and stay positive. Your home is out there, just waiting for you to discover it!
