After several months of deep work, I am super excited and humbled to finally announce the release of my new podcast “Failing to Success in Mulitfamily”.
It’s helpful to see the dark times people go through if you want to appreciate the ways they’ve come to live in the light. Similarly, I believe that we learn more from other's mistakes than their successes. In a recent analysis, CoStar presents rent growth numbers for communities across the Sun Belt that are generally overlooked. While rent growth in big cities across the southeast has been extensively documented, "smaller" areas have seen remarkable growth (defined as having 10,000 - 49,999 housing units).

The top 10 metropolitan areas for rent growth in the United States with 10,000 to 49,999 units saw a 23.1 percent yearly increase, while the top 10 markets with 50,000 units or more saw a 21.1 percent increase.

It's fantastic to see Wilmington, NC, Greensboro, NC, and Winston Salem, NC among the markets we serve mentioned here.

Problem solving skills are a huge part of a successful person. The question is, how consistent and resilient are you in doing so. FORCED APPRECIATION!!!

Another amazing vehicle to real estate is being able to increase your equity/net worth through value add projects. This one is no different. Converting a mud room into a bedroom for additional cash flow will turn this property from a 3 bed 2 bath to a 4 bed 2 bath. To put it into perspective, I bought this property for 170k last December. A similar 4 bed 2 bath on my street just sold for 250k last month!

32.40% CASH ON CASH RETURN!!!!!!!

Yesterday, we bought more income!!! Now controlling close to half a million in real estate 🤯🚀. By renting out each room, I’ll be collecting income of $1,975/month while still being able to live for free. After all expenses and reserves are put aside, I’ll also be cash flowing $300/month! Beyond thankful for the lessons and losses. It all added up to this!

The journey continues though….what’s next?
