What the Numbers Really Mean for You

The latest market report from Canopy MLS is in, and the numbers tell a powerful, sometimes shocking story. As someone who tracks 20 of the top submarkets in the Charlotte region, I’m seeing trends that are both eye-opening. Even with these high interest rates, prices continue to rise here in the area!

Here’s what I’m seeing:

🔹 Overall Market Growth:
Year-to-date (YTD) October 2024 vs. October 2023, the average sale price across ALL 20 submarkets in the Charlotte region is up 6.8%.

🔹 City of Charlotte Specifics:
For the City of Charlotte, the average sale price has increased by 8.6% year over year for YTD Oct 2024.

But here’s where it gets even more eye-opening—and perhaps even a bit unsettling.

🔴 The Shocking Impact of Inflation:

Since October 2020, the average home price in the City of Charlotte has skyrocketed by a staggering 72.5%.

Let that sink in for a moment. In just 4 short years, we’ve seen an increase that far exceeds what many of us would ever consider "normal."

📊 To put this into perspective:

If we look at the historical average annual home price appreciation of around 3-4% per year over the past 50 years, this means we’ve effectively gained ~20-22 YEARS of price appreciation in just 4 years in the City of Charlotte! 😮 😮 😲

As we navigate through the initial phase of interest rate reductions, Federal Reserve Chair Jerome Powell highlighted a critical issue facing the housing market: the challenge of supply.

In light of this discussion, I wanted to share an insightful chart that simplifies the current situation in the U.S. housing market.

If we glance back to 2008 on the chart, you’ll notice the existing home inventory stood at 4 million, with the U.S. population approximately at 300 million. This scenario during the financial crisis led to a significant oversupply, severely impacting home builders—many of whom faced insolvency and ceased operations.

Post-crisis, from 2008 to 2015, home building progressed at a painstakingly slow pace. Fast forward to today, the U.S. population has surged past 335 million, yet the inventory of existing homes is at a record low, a direct consequence of the prolonged downturn in new construction since the 2008 crash.

This encapsulates the core problem. Although lowering interest rates might enable more people to buy or sell, it's crucial to remember that each transaction typically doesn't contribute to an increase in supply—every seller needs a buyer, maintaining a one-to-one ratio without adding new inventory.

The real solution lies in boosting new construction to bridge the gap created by increased population density and demand.

I predict that home prices will continue to rise over the next decade until the construction of new units can catch up, a process that could take ten years, as indicated by the data on new housing starts.
