Covenants, Codes, and Restrictions (and lions and tigers and bears, oh my)! They are IMPORTANT!

Not only can these dictate what kind of pets you can have on the property, it will also tell you if your property is able to be rented or if there’s a rental cap in the neighborhood. For this neighborhood, air, B&Bs, or short term rentals are NOT allowed. So this would not be a good fit for my investor clients that only want to do short term rentals. It would be a better fit for someone who wants to live there long term term or rent it out, long-term after they find their forever home. It’s also NOT a good fit for me or my clients who own pittbulls 😡. I’m glad I read through them!!!

These are rules you have to abide by once that offer is ratified! It is so important to read through these BEFORE you put in an offer on a property. Not liking CCRs is NOT a valid reason to break a contract and you will be out a good sum of money if you do.
