One of the biggest myths that scare buyers away from real estate is that “ A 20% downpayment is required”. THAT ISN’T THE CASE AT ALL…. Here are 3 reasons why someone may put 20% down.

- To Remove the Morning insurance “PMI” portion of the mortgage payment, which could shave 1-$400 dollars off the monthly payment every month… the amount is depending on credit score. To do this 20% is often required depending on the loan type and lender

- A 20% downpayment is often required when purchasing investment properties.

- Someone could put 20% down on the purchase simply because they want to have a lower monthly mortgage payment or loan balance… or because it was required to get their debt to income ratio down in order to qualify for the loan.

When buying a primary residence, minimum downpayment requirements can be anywhere between 3-5%.

Be sure to work with an agent even when going through the new construction process! Otherwise you will be getting double/triple teamed by the builder, lender, and attorney who are all working together. You want to have someone there protecting your interest. Why not at no cost??

There are several advantages to having a agent in this type of process where there are several moving parts. I’ve listed a few below.

- Agent can be the one to be the “bad guy” when the buyer may not be happy about something.

- The agent can add perspective to decisions when it comes to features in the home, what will help the home appreciate, and answer any questions.

- An agent will be there to make sure there are no issues with the contract… and that all the agreed upon features, incentives, upgrades are received.

- An agent will be there to make sure there are no unnecessary delays with the builder, lending, or the attorney. They will also make sure there are no damages to the property throughout the build.
