Some fancy light fixtures utilize several light bulbs; therefore it is very important to use lower wattage bulbs to prevent an overload of the circuit and it’s switches. The screw on the cover plate of this dimmer switch actually burned ‘s finger when he touched it, and the fixture was one of three overloaded light fixtures in the home. This is a significant fire safety hazard, and we so glad that our clients chose to perform their .

🤔 Can you imagine if your home was built with wood destroying insects already in the lumber?!?!?Unfortunately this a common reality, and it takes a sharp eye to locate the evidence. Once the walls are enclosed in sheathing beetles can cause significant damage to the framing before their presence is located. Repairs after after the homes completion can be both costly and invasive. believes that thermal imaging is just another tool in our bag, and we do not charge more to use it. Thermal imaging gives our clients the verifiable evidence that they will need when addressing specific concerns with the sellers. Today our certified thermographer found a distribution duct that had been covered over with drywall in a new construction home. You can see the cold spot when testing the cooling system, and the warm spot when testing the heat. How long could this have gone wasting heated and cooled air into the space between the first and second floors of the home . . . months . . . years . . . never! 🤷🏻‍♂️

CIRCA Property Inspectors embrace technology and use it whenever the situation calls for it. No extra charge. This new construction home had major issues with moisture leakage from the 4th floor patio roof, which had entered the wall assembly in the lower levels of the home below. This condition was documented during a pre-drywall inspection and again during a final inspection. The builder said that they had corrected to the issue prior to my re-inspection, but I was not going to go on their word alone. These photos show how we utilized a deep wall probe moisture meter to show that the interior of the wall cavity is still wet. This home buyer is now aware of the truth and can make a more educated decision on how to proceed with the builder and the purchase of their new home.

Danger Alert. 💥 Some dangerous conditions are easier to identify than others. Here is an example of a completely disconnected water heater exhaust vent which is literally pumping carbon monoxide gas into the home. This is an easily identifiable, life threatening safety hazard, but one that has likely been present in this home for an extended period of time.
