Double closing day yesterday-and a wild ride it was!

These two are great friends who are more like family. They sold their home just three houses down from me but luckily are only moving 5 minutes down the road.

We went under contract on their new home before listing theirs, but got their home under contract in just 10 days and were able to pull off a quick closing.

Then came an unexpected last-minute hurdle with the purchase. We learned the seller had a spouse living out of state in a nursing facility whose signature was also needed for the sale. That meant a power of attorney, lots of phone calls and quite a few hoops to jump through. We honestly didn’t know until about 10am yesterday if we were going to close, but thanks to a lot of hard work and some great agent and attorney partners on both sides, we did!

So happy for Mike and Lori and their next chapter. I’ll miss having them three houses down, but at only five minutes away, they may get tired of seeing me.

Spent a few days with Judd in Wilmington this week and had the best time. As per usual I didn’t remember to take pics, and he will likely disapprove of the ones I did take 😂😂

We went to the beach, tried some great restaurants, did a mansion tour, and a historic boat tour. It was great getting to see his town. We made birria tacos one night for a group of his friends, and hanging out with them and seeing a little more of his life there was so nice. I was impressed his kitchen was stocked and ready to make a meal!

I also caught him outside helping someone change a tire. Made this mama proud to see his kindness and willingness to help someone out.

I loved getting to see him “adulting” for a few days. So proud of the man he’s become, and really happy he still likes spending time with his mom and lets me come hang out with him for a little while.

You don’t need a For Sale sign in the yard to start thinking about what’s next.

Some of the best conversations I have with homeowners happen months — sometimes even a year — before they actually make a move.

What could my home realistically sell for?
Should I update anything before selling?
Do I sell first or buy first?
How do I even coordinate both without making myself crazy?

Those are exactly the conversations worth having early.

Because when the right house pops up — or life suddenly makes the decision for you — having a plan makes everything a whole lot easier.
