2026 has definitely been a market where that matters.

Homes arenโ€™t all flying off the market or selling for whatever price we want. Buyers are PICKY. Pricing matters more. Presentation matters (a lot) more. Negotiation matters more.

So instead of waiting for an โ€œeasierโ€ market, Iโ€™ve focused on making the most of the one we actually have.

So far this year, I've had:

34 homes sold
$23.9M in closed volume

And in Millbridge specifically:

โ†’ Iโ€™ve listed more than 1 out of every 4 homes
โ†’ My listings have sold for an average of $65,000 more than homes listed by other agents (keep in mind this varies by price point)
โ†’ My listings averaged 17.2 days on market, compared with 30.8 days
โ†’ My listings closed at an average of 99.30% of list price, compared with 98.74%

Does every listing go perfectly? ABSOLUTELYYYYYYY not.

Some sell immediately. Some take more work. Sometimes the strategy changes halfway through.

Thatโ€™s just the market weโ€™re in.

I never blame the market because my job isnโ€™t to promise my clients a perfect market. Itโ€™s knowing how to price, position, market and negotiate their home in ANY market.

And Iโ€™m pretty proud of what weโ€™ve been able to do with it. ๐Ÿก

Real estate has been really tough lately.

Buyers are super cautious, sellers are feeling the pressure and some disappointment, and almost everyyyyy transaction seems to come with a few extra hurdles. ๐Ÿ˜ฎโ€๐Ÿ’จ

Some of August's NINE closings were no exception.

There were long days, tough conversations, unexpected problems, complicated negotiations, frustration, joy, tears, and DEFINITELY some moments when I felt completely overwhelmed.

But there were also nine clients who trusted me to guide them through one of the biggest decisions of their lives. ๐Ÿฅน

In a market where many agents across the Charlotte area are struggling to even close one deal, Iโ€™m incredibly proud to have closed $6.148 million in August. But more than anything, Iโ€™m grateful.

Grateful for every client, every referral, and every person who trusted me to help write a small part of their story.

This work can be challenging, but at the end of the day, I TRULY love my people and the stories I get to be part of. โค๏ธ
