Spring market update 🌸

Home sales are slowly improving as mortgage rates remain about 60 basis points lower than last year, helping bring some buyers back into the market.

Pending sales are running 2–3% ahead of last year, with recent weeks closer to 4–5% higher. At the same time, new listings are slightly below last year’s pace, meaning supply is not growing as quickly as demand.

Prices remain mostly flat, and buyers are still very price sensitive.

The takeaway: the spring market is building momentum, but in a steady and measured way.

So excited for these two who just closed on their FIRST home!

Their home search began last year after a referral from another client (love that!). After a few visits to Charlotte and touring quite a few homes, we found the one!

They were prepared (shout out to .gift.mortgage), trusted the process, and when the right opportunity came along we moved quickly. The best part? They secured this home off market before it ever hit the MLS!
