If you're buying in a neighborhood with an HOA, don't stop at reviewing the monthly dues. Take a few minutes to understand the rules, any upcoming assessments, and even the recent meeting minutes if they're available. You might learn about future projects, budget concerns, or changes that could affect you after closing.

Charlotte buyers finally have something they haven't had much of lately: OPTIONS. 👀

Inventory is up 7% from last July, and homes are taking about 10% longer to sell.

But this isn't exactly a buyer takeover: pending sales are up 2%, while the average sales price increased 7%.

My takeaway: we're seeing a more patient, selective market, not a dead one.

Sellers need to be realistic with pricing. Buyers can afford to be more strategic.

🚧 HGTV makes renovations look like they happen over a long weekend...

Reality usually involves three trips to Home Depot, one unexpected expense, and at least one sentence that starts with, "Well...that wasn't supposed to happen."

One thing that's easy to overlook? Permits.

Depending on the project, skipping permits can lead to headaches when it's time to sell, or even fines before then.

If you're planning a renovation, it's worth taking a few extra minutes to make sure you're doing it the right way.

Future you will thank you. 👊
