We’re in listing prep mode for our official launch day 🏡 ✨

I spoke with my seller earlier today, and they’re putting the final touches on the home. Meanwhile, I’m working through my side of the plan because there’s a lot that happens before a home officially hits the market.

So I thought I’d bring you along as we prepare 156 White Apple Way for launch day.

Then Stephan Reese and I get to work. We’re not just showing the house. I want you to get a feel for the home, the community and what makes this area special.

🚀 FRIDAY | LAUNCH DAY
September 18. We go LIVE.

🔑 SATURDAY | OPEN HOUSE
10 AM–12 PM. The doors officially open for buyers to come experience it for themselves.

Right now, my seller is preparing. My marketing team is lined up. And I’m making sure every piece is in place for Friday.

Because launch day isn’t the beginning of the work. It’s the day all the work leading up to it comes together.

Waiting for mortgage rates to “get back to normal”?

According to this article by Homes.com, mortgage rates are still sitting in the mid-6% range, and yes, buyers are feeling it. Purchase mortgage demand is currently 5% lower than this time last year.

But here’s the part of the story I think matters most:

People are still buying. People are still selling. They’re just adjusting.

And that’s exactly what I’m seeing in real estate. Today’s buyer has to look beyond just the interest rate. We’re talking about:

🏡 Negotiating the purchase price
💰 Seller-paid closing costs
📉 Builder incentives and rate buydowns
🔑 Financing programs that can reduce the upfront cost
📊 Finding the right home at a payment that actually makes sense

Waiting for the “perfect” rate could mean overlooking opportunities that exist right now.

And sellers, fewer buyers applying for mortgages means pricing, presentation and strategy matter even more. Simply putting a home on the market and hoping someone buys it isn’t a strategy.

The market hasn’t stopped. The strategy has changed.
