Nobody walks out of a showing thinking “those scuffs.” 🖊️

They just say it didn’t feel right, and they move on to the next one. Which is the hardest kind of feedback to fix, because it doesn’t tell you anything.

So here is what it usually is. Five small things, none of them structural, all of them the things you stopped seeing about a year after you moved in:

The scuffs at hip height down the hallway. The closet that reads as small because it is full. The counter that always has something on it. The front step nobody has swept since spring. And the wall color you chose for your life in that house — which is exactly why it doesn’t work for someone imagining theirs.

None of that is a renovation. It is a box of magic erasers, some moving labels, four baskets, an hour at the front door, and the right paint.

That last one is the one people get wrong most often, so I put the six colors I actually use in a guide — codes, real rooms, and how to tell which walls are even worth painting. Comment PAINT and I’ll send it. 🤍

If you asked me to help get your house ready to sell and were too overwhelmed to start, this is genuinely what I’d turn up with. 🎨

A box of magic erasers. Moving labels. Four baskets. A wreath and a decent doormat. And the six paint colors I actually use.

That’s it. No stager, no renovation, no list of things to spend money on before you’ve even decided to move.

Most prep advice is written for houses that are already nearly perfect. This is for a house people live in — where the hallway has scuffs at hip height and the closet in the spare room is where things go to be dealt with later.

Swipe for what each one is actually for. Number three is the only decluttering system I’ve seen people finish, and number four is the thirty seconds everybody forgets — every showing starts with someone standing on your step while their agent works the lockbox.

Painting is the one on this list people get wrong most often — usually by picking a color on a chip under shop lighting. So I put the six I actually use in a guide, with their codes and a room for each one, plus how to tell which rooms are worth painting at all. Comment PAINT and it’s yours. 🤍

Nobody decides to buy a house from the front step. But they do decide how they feel about it. 🏡

Every showing starts the same way — a buyer standing outside for about thirty seconds while their agent works the lockbox. There is nothing to do but look.

So here is what changed in this one, in order:

A wreath. A doormat layered over a larger rug. Two planters. And a warmer bulb in the porch light.

That is it. No renovation, no stager, no weekend project. Under two hundred dollars and about an hour, and it is the difference between a house that looks lived in and one that looks looked after.

The rest of my list is just as small — magic erasers, moving labels, four baskets, and the right paint colors. I would rather tell you the cheap things that work than the expensive ones that don’t.

Charlotte Region market update — August 2026. 📊

Here is where things actually stand:

· Median sale price: $410,000.00 (↑ 2.5% YoY)
· Days on market: 50 (↑ 4.2%)
· Homes for sale: 13,574 (↑ 7.1%)
· Months of supply: 3.7 (Balanced)

What that means depends entirely on which side of it you are on, so I have put both on the slides.

One thing worth saying: these are whole-market numbers. Your street is almost always its own story, and it is usually a better one than the average suggests. If you want to know what your specific home is doing rather than what Charlotte Region is doing, send me your address and I will pull it.

Maine. Montana. South Dakota. Not what anyone guesses. 🚚

The top 10 states people are moving to in 2026, so far:

1. South Carolina
2. Idaho
3. Florida
4. South Dakota
5. North Carolina
6. Arkansas
7. Montana
8. Tennessee
9. Alabama
10. Maine

South Carolina at number one is not the surprise — it has held the top spot six years running. The surprise is the northern half of that list. Cold states, small states, and three of them in the top ten.

Florida is the other story. Its ratio jumped 35 points since last year, which puts it back near the top after a quiet stretch.

One caveat worth saying out loud: this measures where people are searching to move, not completed moves, and it ranks by ratio rather than raw numbers. Texas takes more actual movers than most of this list — it just isn’t growing as fast relative to its size.

The bigger point: national numbers almost never describe your street. What is happening in Charlotte-Metro is its own thing entirely, and it is usually more interesting than the map.
