Your house is on the market or better yet, under contract. Score! What that means {{besides YOU landing top dollar for your home}}, is it's time to play the "what to keep, what not to keep" game.⁣

But wait! ⁣

Before you feel in over your head, here are a few tips to help you ease into the oft-overwhelming task:⁣

1. Do you want to start fresh with new furnishings? Or do you know your current pieces will fit in your new home? Either way, keep in mind that lead times on furniture are WAY longer than normal right so it may be smart to take at least a handful basic pieces with you when you move.⁣

2. Keep what you love. That end table that's just okay, the chairs that are just meh, those throw pillows you've had for what feels like forever—it's time to let it all go! You have permission. Go on, be ruthless, and get rid of anything you don't love! ⁣

3. Sell anything that isn't serving you. Don't keep knick-knacks and furnishings around just because you don't want it to go to waste. Sell it and use the money to fund something you DO love! FB Marketplace and LetGo are great places to start. ⁣

4. Donate what's left. Now that you know what you're keeping and selling the rest, it's time to donate! Pro tip: If you wouldn't buy it again, don't take it with you. Leave it behind!⁣

Say, “No more!” with these quick tips:⁣

•Empty your pantry and place everything on the counters so you can have a good look at what you’ve got.⁣
•Check expiration dates, throw away misfits, toss anything that’s stale.⁣
•Group what’s left into categories (canned goods, dry goods, snacks, spices, cereal, etc.)⁣
•Use baskets to store like categories.⁣
•Place your most used items at eye level and consider a designated “snack basket” for those hungry kids.⁣

I've been asked a couple of times, "if the market is so hot right now, do I really need to hire an agent?"⁣

The good news is once you learn the lingo, nail down a budget, and have your down payment secured, you'll be more than ready and able to choose which loan option works best for you. ⠀⁣

Every Tuesday this month, I’ll be sharing a tip to help you turn your house into a home. ⁣

Tip #1: Frame and hang photos of people, places, and things you love.⁣

I’ve seen it before — homeowners with a serious case of picture hanging paralysis. After all, hanging things on the walls feels so...well, permanent. But it’s one of the best — and easiest ways to make your home reflect your personality. ⁣

A few ideas:⁣

• Create a gallery wall with a variety of frame styles and sizes⁣

• Blow up a series of photos from a recent event or vacation (odd numbers of images works best)⁣

🌸 Spring is here! That means it’s time to stop hemmin' and hawin' and get after some home maintenance projects. A few ideas to get you started:⁣

Indoors: ⁣

• Get down and dirty by scrubbing those baseboards, trim, doors, walls, and handles.⁣

• Scared to look at those air filters after the long winter? Take a deep breath and swap them out with fresh new ones.⁣

• Clean the blinds slate-by-slate (yes, it’s a PAIN) and wash, or easier yet, dry-clean window treatments.⁣

• Get the grime and slime off kitchen cabinets with a top-to-bottom wipe down.⁣

• Flip mattresses and, while you’re at it, wash ALL your bed linens (mattress pads and pillow shams included).⁣

Outdoors:⁣

• Have a look at your gutters and downspouts for winter damage and debris. (You'll def want a buddy to hold the ladder.)⁣

• Inspect wooden decks, railings, windowsills, and steps for damage or rot.⁣

• Pressure wash patios, decks, driveway, and outdoor furniture. (Pressure washing is awesome. Seriously. You’ve gotta try it.)⁣

• Tune-up any lawn maintenance equipment (and send up a prayer that everything will crank)!⁣

• Clear the front entryway of bugs and cobwebs. Go on and throw up a colorful spring wreath and welcome mat, too!⁣

Whip your home into shape ASAP so you’ll be ready to kick up your feet when that to-die-for spring weather comes a' knockin'! ⁣
