25 years ago today, 2,977 people went to work, boarded a plane, or ran toward the fire. They did not come home.

A generation has grown up since. They know the day from a history class, not from memory. That is exactly why we keep telling it.

A weak jobs report used to mean lower mortgage rates. Not this month.

Private employers added 38,000 jobs in August, the smallest monthly gain since January. Softness like that normally pushes mortgage rates down, but they went up instead.

The 30-year fixed averaged 6.71% for the week ending September 3, up from 6.66% the week before and 6.50% a year ago. The 10-year Treasury sat at 4.80% on September 8, its highest level since November 2023.

Mortgage rates don't track the jobs report. They track the 10-year Treasury, and the bond market is currently pricing inflation and federal debt rather than hiring. Until that changes, soft economic data isn't going to deliver the rate relief a lot of people are still waiting on.

So don't build your plan around a forecast. Build it around your own numbers. What does your payment actually look like at today's rate, not the one you are hoping for? If it works, it works. If it doesn't, better to know that now than in March.

Charlotte was just named America's most underrated city.*

The growth came first. Four pro teams inside one metro. Then, an ever-adapting culinary scene began to grow. Greenways and trails that run through the neighborhoods rather than around them, whether you walk them or ride them. None of that is news to anyone who lives here. It's about time we're getting noticed!

The cocktail pool, the plunge pool, the spool. Different names for the same idea: a small pool built for gathering, not laps.
They're the fastest-growing pool category heading into 2026, and it's easy to see why. Smaller lots. Lower cost to build and run. A backyard you actually use.
But here's what the trend posts leave out. A pool is a lifestyle decision first. Nationally, they rarely return what they cost at resale, and condition matters more than size. Build it because you'll love it, not because you think it's an investment.

Brent has watched me do this work for years. The late-night what-ifs. The deals that try to fall apart at the worst possible moment. The walls I want to knock down in houses that aren't even ours.
