Here’s what the data says (and why it matters right now).

According to Keeping Current Matters, 2026 is shaping up to be the year the housing market regains momentum. Experts aren't predicting a crash or boom, but more people are expected to just bite the bullet and make a move.

After two years of hesitation and affordability pressure, forecasts point to:

👉🏼 More homes hitting the market as life events push people off the sidelines
👉🏼Mortgage rates easing gradually (likely into the low 6s % range by mid-2026. Don't hope for 3's...they're not coming)
👉🏼 Prices continuing to rise, but at a steady, sustainable pace

Now let’s look locally:

Charlotte YTD:

👉🏼Median price up 4.9% from last August to $430,000
👉🏼 Inventory up 29.8%, giving buyers a lot more leverage
👉🏼 Days on market climbed 42%
👉🏼Average sales price up 7.5%, proving prices are holding firm

Concord YTD:

👉🏼 Average sales price dipped .3%, sitting at $436,999 — a small correction, not a collapse
👉🏼 Inventory up 14.6%, creating real opportunities for buyers
👉🏼 Pending sales up 14.7% — proof demand hasn’t disappeared
👉🏼Days on market up 23%

Here’s the takeaway: The market isn’t crashing, but it is correcting.

The latest Charlotte housing report is out — here’s what it really means for your home value. 👇🏼

Charlotte’s housing market stayed steady in September
✅ Median price: $423,000 (+3.2% YOY)
✅ Inventory: Up 21.9% to 3 months’ supply
✅ Pending sales: +9.5% — buyer activity still strong
✅ Days on market: 46 (+28%) as homes take a little longer to move

Across the Charlotte region:
🏡 Huntersville — Median price up 20.4% to $639K; inventory up nearly 50%.
🏠 Concord — Prices down slightly (-2.4%) but listings and pending sales are rising.
🌳 Davidson — Luxury market saw a -5.3% price dip but closed sales jumped nearly 39%.

These numbers show just how much each pocket of our metro varies — pricing, competition, and timing can look completely different from one neighborhood to the next.
