Picking the perfect moment to take the cookies out of the oven. Buying a stock right before it makes a big jump. Throwing the football at the right second to hit the receiver in stride. All things that we can try our hardest to time perfectly but rarely end exactly right. That's the same as trying to buy the perfect house at the perfect time in the market. Rarely are the stars going to align exactly right.

The issue is if you wait to buy your dream home it will cost more. While the market has slowed down nationally, locally the expectation is that home values over the next year will continue to increase. The increase in value coupled with the fact you would have a jump start on paying down your mortgage by buying now instead of waiting means you could be losing out on serious equity in your home.
