I am neither a fan of Zuckerberg or Facebook. Therefore, I rarely post here.

Charlotte has been my home for 53 years. Real estate has been the focus of my career since February 1983, when I was hired by the Interim Loan Division of First Union Mortgage Corporation. I was their first Interim Loan Area Manager ever hired with no prior real estate experience. Yet, I was put in charge of their residential construction and land development financing program for North and South Carolina. I developed and sold nearly 500 residential lots in the greater Charleston area, in addition to managing and growing their loan portfolio in two states.

Since those early days, I’ve financed commercial properties; managed, leased and sold commercial properties; managed the U. S. commercial real estate portfolio for a REIT based in Canada; owned and operated a residential construction company; and owned and operated my present company, Metrolina Management & Realty.

Over the years, I’ve had a great deal of experience working for companies owned by others. That’s why I am self employed again. I’m fed up with dishonest business owners!

Whether you are a real estate investor or a tenant, with my company, you will be treated with dignity and respect. You will not be charged excessive fees. If you are a investor, I will not hold onto YOUR money for weeks after YOUR tenant has paid their rent.

If you’re a real estate investor where your tenants are expected to pay rent between the 1st and 5th of each month, why is it acceptable for your current property manager to hold YOUR net rent proceeds until the end of the month!!

Many potential home buyers have regretted their decision not to purchase a home in 2020 or 2021 due to escalating prices. Now home prices will be even more expensive in 2022. This market can certainly be a challenge for new buyers and even experienced home purchasers. Have you considered the benefit of hiring an agent who has been licensed in the Charlotte area since 1994? If you are reading this post, you've found one!

State of play: The median price for a home in Charlotte is $409,327, up from $348,739 a year ago, according to the latest from Canopy. That’s a 17.4% price increase.

Our business keeps growing especially since investors are seeking a property management company with integrity, leasing success and market knowledge. I’m amazed at competing companies touting their 50 years of combined real estate by totaling the experience of all staff. Would you rather hire a company where the “average” amount of real estate experience is 5 years or one where the owner’s experience exceeds 30 years - all of it in the Charlotte metro area??

My company took over the management of this property for an out of state investor. Recently, I had the carpet and padding removed. Did you notice all the stains on the wood subfloor? Those are urine stains from an unauthorized dog living in the home. If the former management company had performed regular inspections, much of this damage could have been avoided. How often does your current property management company perform inspections??

Think about your current property management company for a moment. How long has the owner focused his/her career on real estate? What level of real estate experience do the staff have? Who makes the decision about what contractors are used to perform work on your investment property? Does that person(s) have experience as a residential general contractor? How do they know the work is being completed correctly and at a reasonable price? When is the last time that someone from the property management company performed a thorough inspection of your investment? Are there areas of deferred maintenance which are hurting your property value and preventing them from obtaining a full market rental rate on your rental home?

When do you receive your net rent proceeds? Early in the month or at the end of the month? It’s YOUR money; not THEIRS!!

If you don’t have definitive answers to these questions, maybe you should consider a different property management company. We have answers and solutions that you will love!
