In 2010, when we started adding Residential Properties to our Investor’s Portfolios, we realized that we needed a Property Management Company. So we interviewed many companies and ended up hiring several, but were disappointed each and every time with the service received. The property managers were getting the cash and we were keeping the headaches! And so, after several failed attempts and much
frustration, we decided to create our own Property Management Company, according to what we thought was fair. No Overcharge on Repairs - We could not understand why Property Management companies would charge a percentage of repair costs. Therefore we never charge any overage on any maintenance or repair. We believe one of the main responsibilities of a property manager is to keep the property in top shape for the minimum possible cost. No Extra Fees - We could not understand why Property Management companies would charge so many extra fees, such as initial setup, lease renewal, early cancellation of contract, advertising costs, and more. Therefore we do not charge ANY extra fees to our clients. Our clients only pay a percentage from 10-12% of the monthly rent plus any costs we incur (such as Eviction Court Costs, Sheriff and repairs). Credit Scores Do Not Matter, but Backgrounds Do - We don’t believe that credit scores should determine whether someone could rent a nice home in a safe neighborhood. We believe in second chances, but we also want to make sure rents will be paid and neighborhoods will stay safe. We do a background search, and make sure our residents do not have a criminal history that could endanger others. We also verify income to make sure tenants will have the means to pay the rent on time.
