Real estate professionals often refer to a property's "chain of title". This refers to the progression of ownership through the life of the property with each change of ownership or interest through deed or inheritance being a "link" in that chain that can be traced back. A missing link could mean a possible title issue that needs to be addressed.

Lender’s automatically get survey coverage without exception on their loan policies. Owners on the other hand don't enjoy the same luxury, at least when they purchase a standard owner's policy. However, if an owner purchases an enhanced title policy, they can get the same survey coverage that lenders already receive.

Many NC & SC counties now have free Fraud Alert Systems that you can sign up for. These systems will email you if anything is recorded in the Register of Deeds under your name. This allows you to detect possible fraud, report it to the authorities, and mitigate any damage caused.
