You can delegate a lot in this business, and you probably should, but for your content to actually sound like you, you have to learn it yourself first: you can't outsource the part where you figure out who you are on camera.

It's like math class: you can use a calculator for efficiency, but first you should demonstrate that you understand the process and the steps.

The people who are really good at this have been in the mud: they put out the awkward video, tried different styles, said the thing imperfectly, and then figured out how to say it better. That's not a phase to skip; it's how you get better.

Figuring out your brand takes time, but it's worth it.

Three credit scores get pulled when you apply for a mortgage. Most people only know the one on their credit card app.

Here's how it works: we pull one report from each bureau, and the number we use is your middle score. If you're buying with a co-borrower, we use the lower of the two middle scores. So if yours is strong and your partner's middle score is 40 points behind, that lower number is the one being used to price your loan.

One update you should know: since April 2026, lenders selling to Fannie and Freddie can use Classic FICO or VantageScore 4.0. Three bureaus are still pulled in either direction, and the model your lender uses can change your number. Worth checking before you fall in love with a house.

When it comes to boomers and Gen X, the Carolinas are a hot area. Wilmington is one of the top metros and had the largest price drop on the list, down 9.3% year over year, with a median list price of around $494,900. Charleston and Myrtle Beach made the cut too.

Trial and error can be a good way to learn, but it can also be the most exhausting way of doing things.

When you keep trying something, adjusting, trying again, and still not getting the results you expected, it's worth asking whether the strategy is the right one for you.

A lot of good people burn out because they kept pushing through the wrong fit for too long, rather than recognizing when it was the right moment to pivot.

Comparing rates is a must, but it's not the only thing you should base your decision on.

Most people don't realize that until you're under contract, you can't usually lock a rate. What you're looking at before that point is a snapshot of the market, not a guarantee.

And a lender can show you whatever number they want on a quote. Some do.

When choosing a lender, make sure they're taking the time to explain your options, run the real math, and build a quote that won't surprise you at closing. That matters a lot more than who has the most attractive number on day one.

I. Hate. Cold. Calling.

That doesn't mean cold calling is bad. It means it isn't built for me. I gave it a decent shot, and every time I did, I questioned my life choices.

Spending months and years pushing through tasks that drain you and don't get results it like putting your life on hard mode.

If you've given something a genuine shot and it still doesn't work for you, it's okay to say so. Just make sure what you replace it with actually plays to how you're wired, not just what worked for someone else.

Basing your entire lender decision on who offers the lowest rate makes sense on the surface. But there is a lot more to lending than the number on a quote.

Rates change daily... they even change during the day, and until you're under contract and actually locking, a lender can put whatever they want on that quote. Some do.

There's also the question of discount points: a lower rate in paper might just mean higher upfront costs. Sometimes buying down your rate makes sense, and sometimes it doesn't... It depends on what you're paying upfront versus what you're saving each month and how long it takes to break even.

The rate is a starting point, but it's not the whole point when choosing a lender.

I spent a lot of years being great doing a version of this job that I didn't even enjoy.

Burnout gets blamed on long hours and heavy pipelines ... and sometimes that's a very real reason for feeling tired in a way that sleep doesn't fix.

But the kind I see most often is sneakier than that. It's what happens when you spend months, even years, putting hard effort into things that were never going to fit how you're wired. When that happens, it's a misalignment problem and isn't necessarily your workload.

The good news is it doesn't have to be like that. When you build a business that fits how you think and work, it changes everything.
