Here's a reality check for homebuyers...

The number a lender approves you for isn't necessarily the number you should spend.

A pre-approval answers an important question:

But there's another question you need to answer for yourself:

"What monthly payment can I comfortably live with?"

Those aren't always the same number.

Because your monthly housing cost can include more than principal and interest.

Think about:

Here's a real estate truth that doesn't always show up on the listing sheet...

The lowest price doesn't always mean the lowest cost.

You find a house that's $50,000 less than the others.

Sounds like a deal, right? Maybe.

But then you discover...

๐Ÿ”ง The roof needs work.
โ„๏ธ The HVAC is nearing the end of its life.
๐Ÿšฟ The plumbing needs attention.
๐ŸชŸ The windows are outdated.
